I see many here don't agree with the old ways. They want instant gratification and are willing to pay for it more power to you. For what the house actually cost you pay double or more for someone else to do the work for you half assed. And for this privilege you get to pay intrest for the money you barrow then PMI insurance to protect your lender from you. Along with the insurance on a house you don't even own what a deal.

My way I now have two places for the price of one.

PMI is only required for loan-to-value ratios over 80%, so that’s easy to avoid. With historically low mortgage interest rates for many years until recently it was smarter to pay 2-3% interest on a mortgage and invest the money to pay off the mortgage at a higher rate of return. As has already been mentioned, not having insurance of any kind, including liability, on a large investment whether paid off or not is just plain stupid.

If someone gets hurt on your property, sues for negligence and wins, you lose the property unless you’re very wealthy.

Sure if you can control the market. And your homestead is protected so you are just wrong again.

When I built my first place intrest rates were much higher.

There you go talking out your ass again. I built my first place in 1982 intrest rates were a bit different. I also built underground into a hill. I prepared so my family was safe and protected. You stuck yours on a wave formed sandbar. To each their own.

Nice Googling there Matlock. Do you know what a Florida homestead doesn't protect you against? ALL of your other shit and your financial future.

Only a fool would forego homeowners insurance. The protections the liability portion offers is one big reason. It provides a dollar amount of coverage AND a defense. Much better to have insurance pay the lawyers you need.
