Any feedback appreciated. Questions, comments and concerns? What do you think?
Basics are the easiest plumbing plan places the kitchenette and bathroom on the west side of the building as shown. Trying to avoid having plumbing penetrations into the garage below. Same with electric.. if everything is on the left side, it just makes it easier to install. Main panel feed is on the left side also.
Anyhow, appreciate the inputs. :datawiz:

Go with a stack washer dryer saves alot of room.
No dishwasher?
No water heater?
Consider building a space to set the refrigerator "into the wall", so that the back of the door is flush with the kitchen counter.

Yeap, stacked W/D combo is a thing for Rev.2
The mechanical room below the stairs has a boiler for the hydronic heating. Planning on putting maybe 2 additional zones for upstairs and adding a domestic hot water tank coz the boiler is already set up for it.
I’d consider moving the toilet next to the vanity and the shower where the toilet is now. And square off the shower.

No stripper pole?
Finally, you have engineering advice that's usable.

As stripper pole doesn't require engineering. :D

The space is being portrayed as a 2nd floor loft. However, the right 3/4 of the space is designated to be a "performance" area. :D

Lars, that's really amazing. Thank you.. thank you.. thank you..
It takes time to snip that stuff apart and re-draw it and the efforts are duly noted. :seasix:
Great ideas! Linen closet, stackable laundry. On it!
Just install a counter depth refrigerator.
Those are considerably more expensive than the regular versions. I don't get it. I'm paying a lot more for a fridge with less capacity. I realize counter depth models are probably lower production, so the per unit price of those is going to be more compared to a more mass produced regular version, but damn. It's not a couple hundred dollar difference, something understandable.
I considered the smaller versions because my fridge is never close to full, but figured I wouldn't save any electricity, really, considering the much larger initial investment in the fridge.

Again, not engineering. Your husband was just incompetent. :Jeff '79:

Don’t do that angle entry door to the bathroom.

Not bad for a knuckle dragging old carpenter/ contractor. And just think, no engineering degree.
Btw, I’d also flip the refrigerator to the outside wall next to the exit door and put the range back up to the bathroom.

Thanks again! Born with lots of good sense (above "common") and it pays off.
There *might be an issue with the fridge height if it is place where the stove is currently shown. There is a 4-ply attic truss on a diagonal that crosses into that air-space.
I need to carve up some cardboard and do a mock test-fit.

Don’t do that angle entry door to the bathroom.
The thought with the diagonal entry into the bathroom is that it changes the hallway (tho only 7') to being maybe 5-ish feet and more "daylight".
There's not a lot of natural light coming in from 2 balcony windows and doors and one side window. Trying to maximize light into the entry area.
What do you think? Still go with more bathroom space?

Yes. Go with the bathroom space. It’s a loft not the main living space.

If there are space limitations you may have to do what you need to do.
Generally, the view into a kitchen from the living space is better to see the refrigerator than the stove.
If possible I’d put the refrigerator next to the exit door. Maybe add a wing wall for electrical switches.
Or refrigerator side panels to create a “built in” appearance. And go with the counter depth refrigerator.
