I have a friend, who has managed his family finances poorly for the 50+ years I've known him, who was SHOCKED that he couldn't get a reverse mortgage because he still had a huge mortgage on his house. This was around age 65 or so, in 2012, on their house that they've owned since 1973.

Not totally,true,neighbor here took one out to pay back taxes etc.....6 months later she died and her son had to either repay the 300K she had used of the 900K equity she had in her home or sell the house,satisfy the reverse mortgage and walk away with the remaining $$ which he did.
I think he was a fool because it was a really nice 3 bedroom 2.5 bath with a smaller rental house attached with 3 bedrooms 1 bath kitchen and living room both homes with central AC....guy who bought it is getting 8K+ a week for rental of both homes
It is 2 houses from the main beach entrance and it has a separate garage

There are different types. Snide described the type that is actuarially based. It's basically a plan that pays you a fixed sum and then picks up the property when you die. The type you describe is based purely on value and is like taking a monthly HELOC payment to use for whatever purpose is necessary.
