Looks very cool. I like the back yard and that arch going to the outside stairs. Is that an attic fan (or whatever they are called) in the one pic? I love those things, they can cool your house down in like 2 minutes on a nice summer night.

Yeah, it's a whole house fan. I wasn't terribly familiar with them but when my Realtor showed me how well it worked, I was certainly impressed

First of all, congratulations on your purchase. It's a nice looking place and one you can be proud of.

Now as far as the attic/whole house fan, we have one and if I remember, you are near Atlanta, correct? If so, the whole house fans/attic fans are excellent in the spring and fall. For the summer months you need to get a cover for it or throw some batt insulation over it because the metal grate that slides open when you turn it on will not keep the high, intense temperatured heat that will come down from your attic. I really doubt you will want to use it when the temperature is in the 95 degree plus range and your electric bill will jump considerably as your cooling system tries to keep up as massive amounts of heat come through that opening. Just a word to the wise.

Thanks for the advice! I'm obviously new to this whole homeownership stuff and have quite a lot to learn. I have a new 4 ton AC unit getting installed next week which will be good, new roof going on, etc. I also think I'll be installing a tankless water heater in the upcoming months to try and save on the gas bill as well.

As far as everyone else, thanks for the kind words. I'm definitely looking forward to the new found tax benefits of home ownership
