Boise, Id. "Tech dislocation" gets much of the credit, as tech companies move out of higher priced areas of California. Seattle, Wa was #2, Dallas, Tx #3.

True- but comparatively speaking, Seattle is dirt cheap compared to Silicon Valley. And the... ummm... political climate is more compatible with those used to Northern Ca. Boise will seem like another planet.

I just heard a story today of gran-ma-ma that just sold her and her just recently deceased husband's home. She got $1.5M for a beach view Santa Monica place. She could've gotten more but she wanted out quick to move to Utah to be near the kids/grandkids. The person who bought it has plans to build a new home, sell, and get $6M. The $6M is both impressive and wild. Even at $5M too.

My folks first house was a 2 br. bungalow in Santa Monica, up on the bluff, a block away from the beach. I think they said they paid $5800 for it in '36, had it paid off by '39. Sold it and bought a duplex in North Hollywood, right below Griffith Park.

I showed her that Zillow calculates the appreciation on her home at roughly 2800%.

*And I understand why. Tax assessment is $342,000, taxes about $5000. Roughly 1/10th of the real value (taxes bump to that after it's sold).

L-A is a funny place. It's common to see someone drive, for example; a MB G SUV with a base price of $123K, and live in an apt.

The housing market here in St Lucie county is booming. Lot's of people from the Northeast and upper Midwest are spending the majority of thier time here. Almost all are HNW individuals whose children are all grown and on thier own.

Hasn't that more or less always been the case, though? Nobody retires, sends their kids off to college, and then says, "You know what my life has been missing all these years? More bad weather and subzero temperatures."

I sure I have commented before in many threads.....in Jan/Feb '97 I had 4' of snow in my driveway.....been trying to sell and move for 2 years....sold it for what I paid, finally April that year....lived there 7 years on account of the kids.....not seen one flake of snow except over the Sierra's from Reno to Grass valley near 2 years now.....But last Jan we did have frozen rain/ice on our HVAC unit....

At this stage of my life, the last thing I want is acreage to take care of. A 1500 sq ft ranch with a three car garage in the right area sounds about perfect. We're thinking a little further south, down in the Willamette Valley though. Everyone dies famous in a small town, dontcha know.
