Default Property Taxes

It is property tax assessment season, when the county mails out what they think your place is worth and thus what the taxes will be later this year. The law limits the year-to-year increase on residential property to 3% increase. all property records are available online, so you can look up anyone's assessment if you know their address or property record number.

ours comes in the mail today, and wonder of wonders, our increase was exactly 3%.

yippee.



so being curious, i start snooping around the area, and find one neighbor who's land is listed as vacant residential. he runs a horse boarding business on the property. constant stream of trucks and horse trailers in and out of the place, the traffic really tears up the gravel road at his entry.

but the catch is that the property is NOT vacant. he lives there. full time, in a dumpy trailer, about a 24 footer. his laundry is in a shed about 40 feet away across the driveway.

but, his taxes went up 30%!

he's still at less than 1/4 of what we owe, but that should piss him off when he gets his notice.

son, if you can't afford to live out this way, maybe it's time to move somewhere else.

My homestead exemption limits to a 10% increase, my assessment has gone up 10% every year I've been in the house. And the taxes are 3% of assessed value. I'm really getting tired of cutting that check every year.

Mine were a bit higher this year. I think they were $115 this year compared to $112 last year.

Meh...we have a fire department now so the extra is worth it.

We have appealed ours several times, it was worth the wait. I think the county figures if they raise the exact maximum that 90% of the people will just shrug their shoulders and pay up. When we bought our mini farm they tried to tax us residential for the entire place, my wife hit the roof because it was ~$7000. We appealed and got it knocked down to ~$1200 by arguing that we only resided on 1/2 an acre and the rest shoud be zoned as agricultural. The county agreed and we pay about $30 for the agricultural part on top of the amount we pay for the residential part.

We have a 3500 sq foot house on a little less than 1 acre in a small town in Southern Illinois. Property taxes are just over $10K per year and a proposition to raise taxes for additional school funding just passed on Tuesday.

Just one of the many reasons we are getting out of Illinois

We moved out of the city/suburb area we had lived in all our lifes in 04.



Our taxes now are less than 1/2 of what we paid before AND we have a bigger, better, newer house with over 3 times the amount of land.

Note this is both property and school taxes!

Services are much better! We also are lake property with a large beach and dock!

The only draw back is most anything (Doctor, hospital, stores, restaurants, car dealers) are a minimum of 30 miles in any direction. As any traffic light is at least 15 miles from my house in any direction a lot of it is a very nice drive!

Still waiting on our bill. Should be here any day. I think last year we were at $630 for the year. Now that we were involved in a hostile take over I'm not sure what the bill will be.

Thanks DAB for getting my blood pressure up about 40%!!
Just went and checked our taxes for the year. Our taxes DOUBLED The piece of shit city which won the annexation doubled our taxes. Our tax rate went from 1.67 to 3.17. We have to pay more in one installment than we did the entire year last year. This is the most corrupt good ole boy organization you have ever been around. Time to find the next City council meeting and start being an asshat demanding things for our tax base. All these clowns want is the taxes, both from us, Walmart and the Industrial park. Three of the businesses in the Industrial park are already moving. Soon to look just like the town square these jerks have run the business out of.
They won't even offer trash and recycle pick up because there are not enough houses to make is affordable, but the rest of the city gets it.
Through this all our rights were trampled on. We were never informed of the annexation by the city. The judge dismissed the complaint and said it was an oversight, local good ole boy judge.

OH wait, we get a street light installed sometime in the next three )(#)(*#%(*#^% years. Let's run sewers, do not improve the roads, no drainage improvements and still jack the shit out of our taxes.
I hope this opportunity comes through in KS.

Due at end of March, but paid last year my 550 bux is paid to Clay Co....which in spite of the mailing addy is NOT part of Orange Park....legally.....I sure figger the town taxes are much higher, THAT is a bet.....the TOWN of OP also relies on Jax Energy Assn...JEA for electric, WE rely on Clay Clectric Co OP......with rates reportedly about 25% lower.....

OH, of my prop taxes on my 1/4 acre 1600' house and 2 car attached garage....250 of that is trash/recycle once a week each....

so 25 bux/month a buck a day......but of course being retarred and all, they give me a homestead brake/exemption.....

We are Homestead Exempt, liable only for what we paid way back when. Only millage increases affect our bill. That said, our most recent appraisal says we are "worth" 105K more than we paid...down about 100K just before the last bubble burst. Still not too shabby an increase in 15 years.

Property and school tax is just under $4K on just under one acre. When we purchased the property in 2003, it was about $2200.

PA needs to actually revise the property tax / school tax system instead of worthless lip service on it once again. It's BS that only property OWNERS pay school taxes. You could rent, have a family of nine and not pay a single cent in school tax. Mary and I have no kids and pay more every year.

Any landlord worth his salt passes along all costs in the rents. He's in it to make money.

Covers debt service, taxes, salaries, maintenance expenses. And leaves some for his pocket.

In Southern CA where I bought a house in 2003, my property tax was $3,500/year, as long as I did not add things like a pool etc. We decided to sell and move up to Northern CA and bought a new house for $500k. I get my property tax bill and it's $8,000/year. Holy hell batman.

These assholes that run the government, their solution is always to raise taxes instead of making efficiency improvements to save money like a company would do. Maybe I should buy a mobile home with cash and live in it instead, finding a different place to park.
