There is a comp, just a block up the street, that was renovated 5-10 years ago, and sold in 8 days for $137k. Once we're done, I don't think this house will sit long.

Nice score and a beautiful view of the local mountains.

Will be some work but those hardwood floors throughout should finish up nicely.
They don't look badly warped or cupped.
With any luck they are under that linoleum in the kitchen.

The floors are level...thankfully. It has good bones too. We will have to make a reno thread as we make progress. Hope to have listed in 3-4 months. There is the cast iron clawfoot tub and an old kitchen stove wood/coal burning. Maybe Alan has a picture of it. Would love to know what we can get for it

No, actually he lost money on this deal. Besides the commission he also paid taxes on it for 2 weeks shy of a year. He lost money on this deal.

Thanks Jeff!

I haven't found a name on it, but haven't really looked at it too closely, yet. It was used as there are ashes still in the drawer. It has 6 removable plates (I think it is six) its about 48 inches X30 inches and has a shelf. Hoping Alan got a picture of it, if he doesn't post one up, I'll take one tomorrow.


As far as the tub goes it looks to be 60 inches or so, the one in the "real" bathroom is 64 inches, cast iron deep tub I'm guessing from the 40's or so.

Certain brands of stove command a better price. From a distance, it looks like the porcelain is in good shape too

We really didn't take a look at the stove, other than noticing it was there, and figuring we could sell it. But we can take a closer look and get better pics. I can do that next weekend, as I just landed in North Carolina and won't be back until late Thursday.

Oh, here's another interesting find. Not sure if it's worth anything, but looks to be in good shape.

Nice! Good structure is always critical and one of the top items that eat into profits.

The other part that sucks is dealing with plaster/lath. I'll never buy another home with it unless it's a short term resell. Sheit is always cracking and pulling away from the lath strips.
Incredible how damn heavy it is too and those lath strips are incredibly flammable. If you remove any walls or portions, save them for starter logs.
