Default Flooding in Tennessee
Flash floods yesterday in central Tenn, 22 dead so far dozen missing. 17 plus inches of rain reported which smashed one day record.

Whole town was flooded, guy who owned a car wash (completely washed away) said the city was a river. There was a House under a gas station roof. Cell service is mostly out so they don't really know how many are missing either.

MY Father's experience/wisdom was passed down in my childhood many decades ago.....and applied here to Floriduh in my move some 24 years ago.....

NEVER buy a house at bottom of the hill.....or on a riverside for that matter.....

I have some 30' elevation off the swamp at bottom of my hill......flood THAT much and about 2/3 of this state be under water......

Always should be considered when buying a house, last place was in the city and we were 20 to 30 ft above people behind us and they flooded of course. Here we came within a few hundred feet of being flooded out couple years ago and we're 40ft above the river, the streams to river just couldn't handle the volume. Another few inches of rain and half the area would have been flooded out. I have considered a berm and a pump where the water would rise from.

It was a crazy day for sure. We only got traces of rain at my place but other side of town flooded. That was the first rain we have had in at least 6 weeks.
