Default Could not understand why this house was so cheap!

Looking to relocate back to Tennessee and searching for just the right home preferably near a river or lake. Realtor sent me this one that was so damn cheap and I needed to know why. I did a little research and found that the area is falling into the Tn. River! First pic is the house, next pic shows the massive land slide and the house with the silver roof just to the left of the red roof house is the one I was looking at, third pic is the news article..

I have no idea...Its listed on zillow also. No disclaimer or anything. I just knew something had to be wrong so did some digging. This land slide happened in 2020 so its about due again...

Water often creates instability: alluvial soils. Just because you build a house there doesn't change that.

Sold as is, where is, no warranty expressed or implied. As long as the seller is making the buyer aware of the potential issues, I don't see any problem with listing it for sale. It's really no different than people selling homes right on the beach of the Gulf of Mexico. Everyone knows when the big one hits, you may well lose your home, more importantly, the land it sits on as well. So your property is literally underwater and the next row of homes behind you becomes the new beachfront property.

We like East Tennessee but the smokies area is a tourist trap worse than the beach we left a couple years ago.

I used to literally live a couple minutes from there. Know exactly where that happened. The houses are high up on the rivers edge. Know people that live a couple houses away from where that happened and always used to tell my wife that the water is going to keep eroding the shoreline (sand & clay) and eventually, the people we know house will be gone.

Talk about coming pretty damn close in my crystal ball.

I had no idea that happened as we left in 2018 and haven’t spoken to many people from there, but that’s some crazy shit.

And to the OP as far as moving there. Knowing the area of West TN you used to live and work in, you might not be too welcomed in Morris Chapel.

My wife and I visited Tennessee last October to see my grand kids and my little brother. Both moved from CA to Tennessee.

My daughter bought and settled in Harriman, and my little brother bought and settled in Mooresburg. The house in Mooresburg is in a gated community overlooking Cherokee lake.

What I found interesting coming from CA were the speeds of truckers going over 70mph. In CA, they are limited to 55mph.
