There is a very active downtown full of shops selling crap. Several multi-story hotels, probably from the 20s to 50's, boarded up. Grand old homes neglected or abandoned completely. Very depressing.

The National Park is an embarrassment.

Only required if I want to use the amenities in the area, but since I haven't been there in years, I don't bother. I still have to pay the property taxes which are maybe $250-ish a year?

So county taxes only. I looked at property near me in NC that was in a similar, vastly smaller, development. They wanted POA dues on the empty lot. I let that one pass.

Hot Springs Village claims to be the largest gated community in North America. Eight golf courses, 7 lakes.

People outside of FLORIDA tend to overstate their appeal.

The Villages have 5X as many residents, and 12 championship golf courses, 38 executive courses and 4 practice facilities, and 100+ various recreation areas.

As I have stated, FLORIDA leads in all things, you do not have to ask.
