Default The first two houses I built, as a developer, 1983!!

As a young carpenter, it was my dream to build our first house. We did rent an apartment for the first two years of our marriage. I took the shot, and won! One of the most questionable things that remain is, WHY did a bank lend a young 20 something over 400k? The first house was ours, the second was on lot two, I subdivided the property. There is a creek running parallel with the roadway, so I was forced to build a 40 ton capacity bridge for access! Damn bridge will last for hundreds of years! Long after I'm dust!

Since I wuz in the home remodeling business for a few years, I have been inside all sorts of arkytech nitemares, and those are two of them, the interiors are a heating/cooling nitemare, stairs all over the place, wood siding is home for rot .....all the heat wants to go up in those silly high ceilings inside, ASSuming they not just a hollow attic all sealed off......

ME, I like a simple single story house, maybe with a hobby size basement with back entrance, even a garage door IF it's well insulated and not leak like an open window.....
the roofing alone is a silly project all by itself cost some 50 grand today with all that silliness of design.....

I designed blueprinted and built mine from experiences building custom homes in my apprenticeship years.

Both of these houses were built so tight, a fart would linger for days!

Both, 2x6 exterior framing w R 19 in the walls, R 38 in all the ceilings. With exterior sheathing of 1/2" (real) plywood then another layer of 1/2" RMax (R 5, IIRC). They had Lennox heating and AC sidewall vented (cutting edge tech at the time). I only wish our current house was this energy efficient!!!!

Considering I was just a kid, it was a miracle that I got the financing and completed both homes! I made a BUNDLE!!! The check I walked away with after selling mine was HUGE! (Means I'm laughing all the way to the bank!)

I was talking of the layout, not the construction details.....watt you did sounds right, it's the arky tech ture that I critical about.....

and I note the brown house with watt seems like wood siding, note the coloration changes, looks like water damage.....

Look closer.....It's wet from raining when I took the pictures....The cedar siding repeals bug and water damages. The house has been stained only twice since new. One of the more recent owners reached out to me, to come over and consult them on the building. This was maybe 10 years ago, I was truly amazed at how well it's holding up! It looked just like the day I sold it.All the floors still remained and showed no wear.

The tudor house, same thing. But they replaced the kitchen since....The first kitchen was way too dark old school looking.

Two great houses, and they were my first two!

My buyer had a pregnant daughter........... so as a side job they hired me to convert the 3 car garage into an apartment, with bathroom and kitchenette! Extra 35k!
