10,000 sq ft:

Utilities - $1.5k/month
Housekeeping - (Cleaning 1/wk) $2k/month
General upkeep - (mechanicals, etc.) $1.5k/month

2.6 acres:

Full groundskeeping - $1.5k/month for full up care

The home is not baller big, and the land is pretty small for baller standards. The problem with building full custom using expensive ingredients is that you need to find a buyer that shares your specific taste to get top dollar. Not familiar with Knoxville. The attention to detail in the home is pretty apparent, but seems steep.

13k sq ft, 8/7, 3.4 acres going for $3.4 M in my hood right now.
