Here's another way the industry works: Several years ago, at my old house, one of the water heaters started leaking. They were located in the attic (I didn't build the house so don't ask me why) and the water leaked through two floors. I called my insurance company and ASKED about filing a claim. But the water dried up and there didn't seem to be much risidual damage, so I made the minor repairs myself and never filed a claim. Years later when I went to sell the house, I was told we would require a separate inspection for water damage at the cost of $200. HUH? There is no water damage!

The realtor said "According to this database that we pulled up, you had called inquiring about a claim due to a leaky water heater..."

"But I never filed a claim!"

"Yessssss but still...it's noted here...and the buyer wants..."

THE FARKING INSURANCE COMPANY MADE A NOTE OF MY PHONE CALL AND PUT IT IN A DATABASE AND EVEN THOUGH THERE WAS NO DAMAGE AND I HAD NOT FILED A CLAIM, I HAD TO ACCOUNT FOR IT!!!!

I personally don't care what any adjuster or agent says. They don't make the rules...the companies do, and Insurance Companies make and change rules to suit themselves constantly. And I'm with one of the best too (USAA). So I'll spend the money and do it my way.
