Being a homeowner equals constant work!
My house is going on 20 years old. Seems like there is always something breaking, leaking, dripping, sqeaking, peeling, rotting, needing replaced, needing paint, or needing professionally cleaned. Don't get me wrong, it's not a money pit but there's always something to be done.
Anyone else feel this way? |

I've redone every room in my house at east once, and the basement twice, in 13 years. The only plus side to the wife being out of work, is there isn't any house "mod" money.

Ours is 30+ and it is the normal things to do with owning a house. We've replaced the windows, doors and carpet in the family room. Next will be the master room to put either carpet or new hardwood down. I've redone both bathroom floors, getting ready to do a shower stall in tile and then onto garage doors.
About the time you get the house the way you want it, well you get a wild hair and move!

I've owned a 1790 home and two less than 15 yrs. old and ALWAYS something needs fixing or improving. How much you do depends on; How "picky" you are [ or significant other], cash flow, ability and available time. I always seem to break something else when fixing a problem ! Just finished a bathroom repaint and broke a floor tile in the process....Know what I mean ? The wife more often now says " I don't want you to do it... pay a professional as its cheaper in the long run !".

Mine is 56 yrs old. So far over the last eight years I've gutted every room but the kitchen, and upgraded to heavier wire, swapped out all outlets and switches, and added insulation. I vaulted three ceilings, and took out all interior hinged doors and framed in pocket doors. I extended the bathroom and put in a one piece tub/shower enclosure, built a walk in closet for the bedroom. All moulding has been ripped out and replaced with clear, and stained. . .
The list goes on. My house is in complete disarray, but when I'm finished it will be something to be proud of, and my personal touch will be all throughout. Left on my list is the roof, kitchen, flooring, laundry room and garage. I'll be busy for a while! I just wish I had done the roof FIRST, because it is leaking in several places, which is keeping me from being able to button up several rooms' ceilings. Running out of money sucks! I feel your pain brother! |

New homes aren't a lot better. It cost $2000 to get the roof to stop leaking when less than 2 years old because of cheesy workmanship.

Bought my new construction home in 2006... Being a first time homebuyer, I didn't know what I was getting into... It's nice not to have to worry about some of the more trivial things like water heaters, new windows, etc, but all my money has gone to building decks, landscaping, repainting, light switches, furniture, etc... I didn't know what I was getting into I guess and damn hindsight is 20/20... Oh well, live and learn!

That's the main reason we downsized to a 1200 sq ft remodeled home, and upsized to a 3750 sq ft shop. After six years we've changed out a bad air handler and water heater. We've since upgraded a few interior and both entry doors, plus added storm doors. (PC a cake)
The shop is another chapter all together, doing mostly upgrades. We've added 400 amp service with meter and wired the whole shop. All new lighting (inside and out), insulated 3 doors, openers on 3 doors, and added AC/heat with duct work. Assembled a game room and ammo reloading station. Can't forget landscaping! All new patio, sidewalks, concrete pad (50 X 75), driveway, privacy fence, and trees/bushes/shrubs. Did I mention we downsized to cut down on labor Since this photo was taken we've planted 5 Chanticleer pear trees in the front and 12 Green Giants across the rear.

I spent the first year and a half pulling down wallpaper, painting, changing switches/sockets and some fixtures. I also primered the garage and renovated the half bath. I had new windows and front door+screen installed. Now I have to do some touch-up painting, paint baseboards and re-paint the garage. I probably shouldn't clear rattle can nozzles against the wall. If I get really bored I may start looking into engineered wood floors for the living room/dinning room and kitchen.
Overall, I enjoy home ownership, so far no major repairs.

I pulled into my driveway tonight, the driveway was wet. Opened the garage door, water was flowing from the hot water tank. 14 year old house and time for a new water tank, I guess I am lucky it made it this long.
