Same here, down in the 20s here. It's the same jet stream that hit Friz, we just excaped the snow. I was out last night covering up the water spigots but they are already frozen. Already have a hairline crack in the brass manifold that come from the water well but that must have been from last year (I don't check it very often).

That will get bigger....at the worst possible moment. Might be a good time to replace that bad boy.

Even when it got down to 0 degrees last year, we were one of the few that didn't have any plumbing issues on the house. Wrapped everything, heat tape, cabinets open, left water running slightly overnight. Seems like everyone else had a disaster.

It was a mess at work....2 weeks to get a plumber, and then 3 days to fix everything. Everytime they'd fix a leak and turn it back on, 3 more leaks downstream would show up.

I hate the cold...did I ever mention that?

Well Friz, I did the best a California guy can do. I bought insulation and covered the front water lines and turned the main valve off for the rear sprinklers.

Speaking about your "hair fractured" pipe, I agree it will go bad at the wrong moment and time.

This morning my back yard was covered in frost and my banana pepper plant died.

That will be my luck. I don't even know where to get the manifold yet. It has about 6 or so inlet/outlets on it and I'm not looking forward to crawling around to do it. If it blows I'll just kill the water well breaker, grab a bucket and walk down to the pond.

I have mine wrapped and taped too and even have a heat lamp on the tank and manifold. There is a small 1/4" tube that goes to the pump pressure switch and sometimes it will freeze up dispite everything. Last year was really bad, we were in the teens below 0 and it took me a couple day to thaw out. I must have missed the very tiny mist coming out of the crack in the manifold.

Us getting city water was the best thing to happen here for a long time.. Our water is gravity fed from up on the mountain water tank..Almost nothing to go wrong with this system, pipes are 36" underground to the house..I hated having a well , iron and sulfur in your water sucks....WW

There are some bad things but I don't have a water bill or a sewer bill (septic) or gas. All electric. Our well does get an odor sometimes from the water heater but we dump bleach down the well, circulate it and run it off and it cures it. The water is actually pretty good here.

Pete, even though I live in San Diego, I still own one of these puppies. Your garage will be toasty in 10-12 minutes. All I do is crack the door a few inches or maybe open the back door slightly. Carbon monoxide, schlemoxide...these things will get you back to work quick.

Hmmm. I assume they sell one that can be connected to my existing gas line. The water heater is in the garage, T connector and a done deal. Today temp never made it to 65. Heck, Sweet goes to the beach on a day like that.

the most common ones are kerosene or propane. Kerosene got expensive when gas went up, but the last two gallon jug i bought has lasted three years. I used to go through 5 gallons a year. $20..no biggie. The last time I used it was in Feb this year when i first got the ZR-1 that needed all the work you know I have been doing.

besides, the kerosene ones put out A LOT more heat than the propane ones. I bough mine for $140, but that was in the late 90's. 2 bills seems about right these days.
