But I will bet the freeshitgrabbing crowd will be filing FEMA paperwork for their monies, as owning four cell phones, five gaming stations, having every movie channel and streaming service, and eating out 9 nights a week ain't cheap.

Yeah, our insurance went way up this year and we had to find a new company. Even though we're a short walk to the beach our house isn't in a flood zone because of the high dunes here, but we got it anyway. Lots of historic homes here well over a hundred years old and never a direct hit by a hurricane - which doesn't mean it's impossible.

In the tri-county down here, anything east of I-95 is 2X or 3X higher than just three years ago.
Anything east of 1-95 also must have Windstorm Coverage, which is kind of a gap coverage to allow for the home to have a Dwelling Coverage.
With that said, many policies, whether coastal or not, have a 6% Storm Deductible, so with $700K coveage, you must incur $42K in damages before you get dollar one.

The Flood Insurance, NFIP, is going to AGAIN gouge as many as possible, as even those with 0% chance of flooding the next 100 years will be re-zoned and required to take a policy.
IIRC, all NFIP policies are capped at $250K coverage, so then you need a supplemental coverage.

I was removed from a flood zone about 10 years ago, as my home can never flood, but many will be brought back in, as IMO it is yet another case of subsidizing those who will never pay their way in life.
Case in point, when FEMA steps into flood-damaged communities, my thought is a $250K NFIP should cover the damages, problem is none of the damaged homes have a policy--WHY?????????????

The code for most of the state is 140mph design standards. Code has been updated several times since Andrew in’92.
And windows and doors are required to have “opening protection”. This can be accomplished in several ways that satisfy the code requirement including plywood.
Although most new custom homes opt for impact glass. Production homes usually the cheapo storm fabric.
