The man we purchased our little 33 acres from owns about another 100 acres behind and to the east of me, and another 40 across the street. If I could buy it all I would. But it is very expensive in this area.

Yes the time to buy was long ago. When I was doing horse shoeing I was paid well to assist vets to save some very expensive horses. I put my money mostly in dirt.

What does acreage go for in your area?

I had my own issues with the HOA back in the day. Lovely people. I built a privacy fence around my back yard. They came out and measured and told me in a letter that parts of my fence were too tall and would have to be torn down and rebuilt. I took a day and went to every HOA board member's house and measured their fences and took photos. I sent them the stack of photos, each clearly identifying their homes and where their fences were out of compliance. I told them that I would correct mine when they corrected theirs. They dropped the issue.

I also noticed that one of the homes had a BMW and a Mercedes with Florida tags in the driveway. That home belonged to the head of the HOA. We have onerous annual personal property taxes here in Virginia, so a lot of people try to maintain out-of-state tags to avoid paying these taxes. Well, there is a phone number that one can call to report your neighbors who are doing this. The police will drive by every evening and make a note of the vehicles. If they are there for 4 days a week, they get ticketed and fined. I called that phone number five times and reported them. About a month later, both vehicles had Virginia tags on them. I'm betting they had to pay the back taxes as well.
My HOA in Winston-Salem was taken over by an actual Karen. I was the treasurer. She and her cronies wanted the HOA to buy a lot and put a gazebo on it, put a decorative roof on the 3 year old pool building, and have decorative sign posts for the city-owned stop/ street signs. They put together a budget and held an election for the special assessment. The developer, who owned the lot that was for sale, thought he could control the proxy votes, which would virtually guarantee getting the required supermajority.

At the special meeting I pointed out the proxy issue and got that quashed. Then I provided a real budget that showed that they had underestimated the cost, and the effect on future dues. They lost the vote.

The developer was pissed. Called me names at the meeting, making himself look like the ass that he is. Karen told me that 'my children would be shunned' by hers and her friends kids. She sent her husband, Big Mike, over to my house to "collect" on a $17 dollar purchase that he had made for printing costs. I told him that the check was in the mail.

Later on I requested a review for a woodshed that I planned for my rear lot line. The HOA president, a lawyer, mailed me a letter three weeks later denying it, claiming that it was a "fuel tank", and was required to be screened. I threw the letter away, waited the required 30 day period where no response from them gave me default approval, and built the shed on day 31. He called me up the next day, on speaker phone so I assumed that Karen was with him. I of course denied getting the letter, told him that he should have walked the 200' from his house to mine and hand delivered the letter. There was nothing that ****ing lawyer could do about it.

Years later Karen moved out and a friend and I met in the street to dance while singing "The Wicked Witch is dead".

A couple years after that we learned that Big Mike had died of a heart condition, and he was still in his 40's. No doubt the stress of living with that woman killed him.

Coming from one who was taken by a crackhead for his lot.

On the plus side it looks like we have a new professional writer and story teller.

That makes no sense. You should request a refund for what you paid for your GED.

And I'm not the only one who sees that you deflected Lars' question.

More diversion. I could buy hundreds of acres if I wanted to out in the desert. Very pretty, but not usable as a place to live. Saying you own a lot of undeveloped land needs a location listed or locations to have any bragging rights. All we know of is you have or had an ant farm in Texas with a 1938 Aeromotor windmill you were going to assemble, an empty pond dug, some oak stumps, some anvils, and an F-150 that needs a new frame and front clip.

What lake do you live on where you go boating? You didn't answer me in the other thread.

Easy agriculture exemption. Greenbelt, forestry, wildlife just to name a few.

Dam that is sporty. Especially if you are buying 10-20-30 acres.

Non answer. Thanks.

BTW- you didn't even have to tell us what you paid for your property, as you will note I asked what it is going for in your area.

I have agriculture classification. The annual property taxes on my 33 acres equals a nice lunch out. No complaints and it's a reason for my endeavor.
Once the house is built I will be taxed on it along with one acre that will be classified as "rural homestead".

As you know being a realtor what ever someone is willing to pay. And how in the hell would I know if I am not actively looking or selling? But one piece I own I paid less that 2 thousand an acre in the 90s and a piece sold years ago down the street for 27 thousand and acre. Does that help you?

I can't believe the warden let Large Slob have his posting privileges back. You think he has a GED? Apparently, they didn't think that spelling, punctuation, or grammar were important.

But he wants you to believe that he is a wealthy man with multiple homes and properties all over the country. Don't believe him? Just ask his buddy, Dave. Oh, wait...

27K per acre is strong for the TX desert IMO. Unless it was only a few acres.

Blob bragged about his GED a few months back.

What he fails to understand is that the staff at his prison sees and records every keystroke, and his infatuation with me will be brought up at his next parole hearing. I may even get an invite.
