Default So...putting an offer on a house.

First, I must thank my parents for giving birth to me at the end of the 70's so I couldn't remember or live through any of that WalMart-esque interior design trend.

It looks like somebody splooged the 70's on the interior of this house with baby-shit yellow paint and blue doors. No big deal as I know how to use a paint roller.

3 bed/ 2 bath/ 2 car garage. The roof is only 5 years old, AC unit is about the same age, but damn... the interior is fugly. The outside of the house needs to be pressure washed (probably a few times), painted, and the privacy fence in the back yard needs to be replaced. All of that is easy enough to do myself. All new wood laminate floors with tile in the kitchen, dining room, and living room. No carpet. I love that.

Seller was asking $285K, then dropped it to $270K yesterday. My realtor/agent is a good friend of mine and she took me out to view the house today. With all the repairs and upgrades it would need, she recommends offering $250K and going from there. Easy enough.

LEt's see what happens monday. Fingers crossed.

Agent is a 70 y/o liberal widow. She's part of the 4-6pm crowd that meets at the local sports bar for a couple drinks after work (an no, we all don't go every day). Lady knows her stuff when it comes to real estate so I'll trust her advice. I know computers so she trusts me when it comes to that. either way, I'll be in a house in a few weeks or before August when my lease ends.

VA lending is rough on the seller. That and the financing is a contingency in of itself. The VA appraisers are tough. (to your benefit)

You will want a home inspection, a WDO (termite) inspection, and a municipal inspection. All will be required by the lender.

Thank you. I'll take all the help I can get.

I am familiar with the process of getting a VA loan that and how picky they are with inspections and wot-not. Good thing this house is Brick and Stucco with very little wood (mostly cosmetic and roofing). I've set money aside a while back just for the inspection when I started looking a few weeks back, though

Oh, gotcha. Different terminology. Up here it's the MLC (municipal lien certificate) and is obtained by the closing attorney (we don't use title companies) shortly before closing.

All title companies in FL are staffed with an attorney. Yes the title company does the search.

The point of the "repair limit" is...who pays for it, if there are issued needing cleaned up.

Interesting. Realtor lady jsut emailed me what has to be a short novel about this place and everything she sees that's good and needs to be fixed. She did mention the Municipal Inspection and the Va inspection, too. Talk about going out of the way to earn her 2.5% commission......
