Used brick house......

across the street, along with many others, was built out of real used brick, and the overall look was GREAT, just like most others up/down the street, but NO the stupid ~53 y/o chick has painted the house WHITE in front to start, and still working on it to do the sides/etc......

knocking about 25 grand off the appearance of the house much less going to be a mess to keep cleaning.......

Never understood why people would paint a brick house. It went from a basically maintenance free to a several year project.

Next door neighbor just uphill from me, they didn't care for the light pinkish brick color....SO being obsessive as hell.....she mainly and him also, went out there and stained all the bricks VERY carefully so as not to affect the grout line.....talk about OBSESSIVE/Compulsive....!!!!!!

I grew up in a white painted brick home, while the rest of the street was mainly natural brick colors.......but when I type up the addy. and look, many of the houses are now painted......and too boot it's a 1.5 MILLION dollar burb these daze.......back 60 years ago, Dad sold it for like 50k or so, and thought he made a killing.....Wash DC burb, where else???

It's been my experience that its done if there are numerous cracks, like if the foundation is settling or has settled. I've seen some where elastomeric caulk was used to repair cracks along mortar joints that continue to move, then the whole house painted to hide it.

If you follow or watch any of the home improvement shows, one of the first things they do is paint the brick houses. My home is brick but it is the coral brick which I like. Im not a big fan of the red brick though.

For an old fart, you live the life of a much younger man. Contemporary, clean houses, brightly colored lawn furniture, boats, hot rods, motorcycles. Hell, you still have a mostly black/brown pornstache.

Painted brick is very popular and I like the look. The schmear is also a good choice but it needs to be done correctly to not look amateur.

We considered painted brick for the new house but we chose to have brick at the foundation (grade to wall bottom) and board & batton siding for the farm house architecture.

The whole point of brick, or stone, is you don't HAVE to paint. Hell, painting the eaves, soffits, gutters, etc. is bad enough.

Depends on the situation. Very few natural red brick surfaces are appealing to me. Looks way too MW from Houston to Wisconsin. I could deal with brownstone, maybe. Stone is much more appealing.

Minimum maintenance is part of the allure to a masonry home, and structure is a large reason. But most are veneer and that is an architectural element and not structural, although very durable to the elements.
Properly primed and painted, it should last a lifetime with only an occasional powerwash.

Eaves and soffits are mostly done in vinyl & aluminum on brick homes.
