I never put the house on the market, a neighbor's daughters/husband bought it. for asking and we saved the 6% by not using an agent and instead used a real estate attorney.

So where do you think you will move to? I'm also in Comifornia, but my wife and I bought a house here in Woodland back in 2015 for $420k. It now goes for $700k. WTF?
Tunder22 provided some good info on moving. When we moved, we used "PODS". They come by and drop off 2 large moving pods that we would fill. When done, then come by and pick it up and have it delivered to your destination. It was a lot cheaper than using a moving company or trying to do it yourself and mess up your back. I also purchased 100 Corovan boxes. We used these at work when moving people around the company. They are great boxes and fold up when done. I still have a bout a dozen left over that still get used. Good luck on your move. Nice killing on the house price. |

We are leaning in this direction, all of our neighbors have been here as long as we have if not longer. The neighbor across the street raised their 3 girls (same age as ours, grew up together) and we showed it to the youngest. She's wanting to start having babies. We're big on family so I'm thinking living across the street from Mom/Grandma would be pretty cool. Wife and I agreed to take a little less from her, within reason

Good luck to you. As mentioned before, the Pods work good. I sold all my furniture because I moved cross country from So. Lake Tahoe to Louisiana. I knew it was time to retire and move when I started having fun conversations with the grandkids. I'm only 20 mins from my daughter.
My 2200sf house in Tahoe sold in 3 days four years ago for 1/2 million. I paid 3% commission because I used a discount broker who had buyers lined up. The couple who bought my place sold their 1300sf house in San Jose for 1.2 million. I'm now kickin' back on the river with no debt. My brother and I decided to sell our Rental in West Covina, CA this year while real estate is on fire. I hope I'm right about not having to pay taxes on long term capital gains. |

neighbors behind us put their house up for sale ( 2 acres, 3 bedroom ranch w/ nice basement and small , shallow pond) for $250K ( they bought it 2 years earlier for $180 and updated it) They cut off showings at 36 the first day and had a cash offer of $300K with NO inspection which they accepted. |

We moved into our current house a little over three years ago. Moved from a 5k square foot house in Hellinois to one about half the size in Florida. Sold, gave away a shit load of stuff before moving.
I am hoping this is the last place we live in. If not, currently houses here are selling before they even hit the multi list. People want to get onto a small town island environment away from the BS. |

I made what I hope is my last full move a couple weeks ago from CA back to our home in CO. I agree that moving is a bitch. On the other hand, it's given me an opportunity to go through a ton of crap and downsize the possessions. I just retired and moved a 1 BR place in LA to CO and for some reason, it spurred me into cleaning out our CO home.
