You’re so right about the home inspection.

I picked up a house in the mountains just before the pandemic. Closed in April of 2020. Couldn’t have timed it better.

Anyhow, the first home I put an offer on was contingent on the home inspection, of course. I used an inspector local to the mountains because there are nuances to mountain homes. It took him about five hours to do the inspection. He absolutely scrutinized top to bottom. Fantastic job.

Long story short, he really saved me on that house. Two story deck that wrapped around the house (which was a selling point for me) that needed total tear down and replacement. Seller said they would give 2500 off the price. Local contractor estimated 50,000 minimum to tear down and replace. I walked away from that one.

Good luck OP. Young AC & roof are pluses. Interior paint is cheap, and you end up with colors you like.

Municipal sewers or septic? As I'm sure you're aware, a new septic is big $$. Ours is ~38 years old; I'm just waiting for it to blow up.

I know a few higher transactions Realtors that try not to accept a VA buyer as the first offer early in the listing period, as they are convinced all VA appraisers are lowballers.

I have seen it all in 33 years, and would say it is the luck of the draw that is the greatest factor.

A competent listing agent should always include a list of recent sales when giving the appraiser the executed sales contract.

She said "Do you really think flood insurance is needed?" He withdrew flood insurance.

Sure fire way to insult an appraiser.

Additionally, unless the listing agent also represents the buyer, the lending (and associated appraisal) is not his business.
And the agent delivers the contract to the title company. He/She has no contact with the appraiser. Other than providing access to the home.

That is all that is being built around here, cement block covered with stucco. About every 5' the blocks are filled with reinforced concrete, the top of the wall is solid reinforced concrete tied to the foundation. These houses aren't going anywhere!

I'm doing the offer this week. It looks like the price is going to drop again and the owners really need to sell. Not sure why I am hearing that, though, but it does raise a few more questions as to why it needs to sell so quick.

Many reasons, family has to move job xfer, family care/relatives/elderly care, long list but those near the top......

Yup, could be any reason. How is the market in that area? Not many houses for sale, lots of houses for sale? New sales up or down? Don't get too freaked out about it, but definitely do your due diligence
