Default GWiz landed her new home rental!!!

Just went on the rental market yesterday and it had 6 showings today. She was selected over the other 5!

This is in Kissimmee, FL, it's just shy of 1,900 sf. and she got her 3-car garage. She is SO tickled!!!

No, that douchebag reneged on his verbal agreement. Hilarious thing is that THIS house is only $100/month more expensive then the one in our community, it's bigger, and has a 3-car garage. GWiz said the next available rental of a 3-car garage in the entire state of Florida was about $3k/mo. This is significantly less. Extremely affordable for her.

Also, I teased her, I'm pretty sure she could fit FOUR cars in the garage. Turn the two little Miatas sideways, and if she wants a 4th car, she has a roof over it's head.

She fully plans on buying a home. She felt that renting first to determine if she likes the area was a good decision. Also, houses in Florida aren't lasting at all. This house was under contract for 294k and was sold for 290k cash with quick closing. She would have purchased this house in a heartbeat, but she'd need financing and would have lost to a cash buyer. Her budget allows about 60k more than this house sold for.

We ate lunch in downtown Kissimmee. It's a very quaint town, and the lakes and parks are amazing. She will definitely own a home soon, but now she gets time to explore the area and find out of this locale is where she wants to hang her hat and invest in a house.

She may be wise to rent for another reason. House prices are white hot in most places in Florida. To buy now is probably at the peak of he market. I strongly believe that prices will come down to earth in the next 12 to 18 months as Biden proceeds to destroy the economy.

We feel the same. However, COVID has changed our reality and Florida is getting a windfall in home appreciation because we're a normal state and people are leaving big cities, and blue states in droves to come here. I just hope they don't bring their crap politics and destroy our beautiful state.

She fully plans on improving the property too. The lawn is dismal at best, and she'll get that under control. The flower beds are overgrown with weeds, we'll trim everything, pull the weeds, and put some fresh mulch down. The fact that she wants the place to look nice, and the owner will benefit, certainly factored into her being the selected renter. Realtor told us this.

The master bedroom has a brand new composite floor and it's the worst hack job I've ever seen in my life. The quarter rounds installed at the baseboards were NOT mitered. It's just two ends meeting in a corner not matching up at all, and around all of the doors and corners, you see daylight in the cuts of the boards. Very shitty job. We will be fixing this, and the owner will benefit. We'll propose to him to buy the material, but pictures of the dog shit job will close the deal immediately.

That sucks I know her moving into same neighborhood was a plus, sorry the guy was a shithead but guess it's better to find out up front.

So throw a 4 post lift or two in her garage and can cram 8 in there...

She was looking at rentals with 2 car garages and factoring in a 4-post lift as her solution. That additional 3-4k expense is no longer necessary. Additionally, having 3 bays, she can just take any individual car at will, with no effort. This is HUGE for her.

The local one was predicated on her leaving one of her cars in my garage. Now all of her stuff moves out. My wife even said she's fine leaving her Subaru out, and I can put the C8 in there...without needing a lift. That saves me the same $3-4k as well. I may still pull the trigger on that, but with the recent purchase of such an elaborate monitor/video card setup, not having to spend that money is appreciated.

He's an individual owner and can choose his own terms. She has to pay all utilities, and care for the lawn. Unlike most renters that would never give a shit, they'd mow the lawn, and never provide weed control...because rental. GWiz is a very proud individual and wants a beautiful place to call her own. She's cut from the same cloth that I am, that makes me wash and wax every exotic car I rent in Las Vegas. We just go next-level on all dealings in our lives.

Most lenders require 2 years of full-time employment to be eligible for a mortgage. My son is dealing with this right now. He has a nice apartment in Boston that costs $3500 per month in rent. He could buy a condo for $600,000, and it would cost him less per month than his rent. He reaches two years in July.
