And I'm pissed about not being able to get access to the crawl space of the white cap cod house in post #43. My inspector comes from about an hour away and will be expensive. Dude is worth every penny. But I've been checking attic and crawl spaces to make sure I don't waste his time and my money on a pit.

Can I make a serious suggestion ? Buy an RV (used.) Buy land. Build house. Sell RV.

It seems you are at the whims of the local market that is lacking houses you want. The people that bought my last RV were doing exactly what I just said.

Pretty decent suggestion there, just make damn sure your land passes a PERK TEST some lots don't, and so you can't build there......my Dad had a house on a hill that passes perk test, in '62.......when laws were lax in the area....and on the downhill side of the house was another 2 acre lot, which NEVER passed any perk test, even back when....and with the more strict rules, even that little tiny patch that DID squeek by back then, will not pass today....so that house still enjoys a 2++++ acres of land that is totally bare except for some fur trees....

Just no.

There is no way I am living in an RV with a 5 year old and a newborn.

I will lose my sanity.

Either of these 2 houses would be fine for me for the right price. White Cape Cod is right there, would just want them to take at least $10,000-$15,000 less than asking to compensate for me having to get a driveway paved.

70s house would require a substantial reduction, we shall see. Something tells me Mrs. won't be interested anyway.

With two young kids, you're not going to keep your sanity much longer. If I was the seller, and a prospective buyer wanted $10k off to pave the driveway, my answer would be to pound sand. Or wanted the driveway paved as part of the deal, the answer would be the same.

Hell, we'll be listing our house soon, and our driveway isn't paved. Am I going to pave it, or deduction $10k so a buyer can get it paved? Fvck no.

That would be great for a single person, but I think Will already has a couple of kids. That's a tight fit for a 5th wheel or RV, for any extended period of time.

We bought a bumper pull ex FEMA trailer for one of our guys to live in when he was having marital problems, and he lived in it for close to a year, until his situation resolved. We lucked out and sold it for about what we bought it for, so the idea is good, I just don't know how it would go with that many people. Plus, they would have to rent a considerable amount of under-air warehouse space to store their stuff, although I guess if they had raw property they could buy a 40' shipping container or two for that. Still, they would have to at least have the containers cut so a window a/c could be installed so their stuff doesn't mildew.

I always thought it would be cool to live on a sailboat for a while, but the same problem with storing your stuff would come up, and I don't think that would be conducive to the safety of little ones.

For the white cape cod, asking the seller to pay for an exterminator, and professional cleaning, is not unreasonable.

Painting and landscaping should be the responsibility of the buyer. That said, my wife is painting our house in neutral colors to make the house more presentable to a prospective buyer. Still need to replace the carpets and some vinyl flooring though. And that's about all I'm going to do.

You must be in a pretty poor part of the state. My friend was married to a nurse anesthetist. She took a contract gig at a local hospital in Podunkville, TX where she had to be on call pretty much all the time, but the money was really good. They bought a nice house on acreage, cheap for what it was, and same deal, it had been on the market for a long time. They dumped about $ 50k into it to really spruce it up.

Same set up as you, my buddy was the house husband and took care of the kid. Long story short, she lost her job, and they had the same problem trying to sell the house, and ended up having it foreclosed on, because they had to move back to a populated area for her to find work, and they couldn't cover a house note AND rent.

Sounds like even if you buy right, your house will be extremely illiquid when it comes time to sell. How long are you planning to stay in that area, and what happens if the wife's job goes South for some reason?

I'd be happy staying here permanently.

If for some reason her job disappeared, she'd have to commute 35 minutes to Aiken. Plenty of work there. Hard to see that happening though, they love her and give her all the complicated patients that bill higher $$$ because the other doctors are ****.

I want to live here in the middle of nowhere. F*** cities or moderate sized towns. I've had it with them.

Comments about it looks like waste I don't buy. My grandparents lived on Saginaw Bay in Michigan. For about a year their basement would have 1 or two inches of water at times due to the high lake level. The cinder bricks looks just like the photo's. We put the perimeter drains in and no more issues. This was with sandy soil up there.

I did this work for a while. Back breaking, but I was young (cue Bob Seger "Like a Rock")
It would not be my first choice solution, but it is effective. It doesn't eliminate the leak, it just "deals with it".
