Default Painting, exterior house…. Trim doors and windows.

The weather is about to warm up and it’s time to paint my rental. I bought the first 2 gallons of Sherwin Williams top Emerald brand. I was able to get a jump start a week or so ago, cleaned the gutters and power washed the building and patios.

Should be fairly easy for me, but the ladder time is certainly going to be painful(old ankle fractures)….

The high rake boards and soffits will probably be too high for me so I’ll hire a friend for a couple days.

Thankfully I installed pre painted Hardy Plank siding, power washing is all that’s necessary on the flats.

Good for you that you can do the painting. As a retired construction worker that has decades of ladder and scaffold time I no longer can climb so painting work (among other things) is out of the question.

Balance is not good and when I get more that a couple feet up a ladder I get dizzy. As long as I can write out a check or use a CC it will get done!

I've got a rental that's (over)due for paint on the rakes & soffits. Since thery're 3 stories up, that's in my NFW category, even if I had the time to do it myself.

I got a couple painting estimates last year and they were $10K+, just for that trim.

So I'm going another route and having them wrapped with aluminium this spring. It'll look just as good if not better, and I won't need to worry about them again....plus I'll save over $3K.

Good luck.

I should have done mine, but the wife called a painter last week, they showed up yesterday, 4 doods, 3 hours of work, finished, cost $3K.
They did a good job.

My math, paint was $400, 12 hour labor at $30/per, total cost =/-$800.
Owner made $2,200.
If owner can do ten houses each week, he grosses $1.15M, not a bad gig.

Super stable IF you buy the accessory work platform and haven't found anything I couldn't safely reach with it. HOWEVER, at 73, I'm not doing some jobs anymore; like replacing my high screens - bonded and insured pros for such things. My pool is 6' off the ground so that is in addition to the part of the ladder visible.

I too get a bit dizzy climbing heights on ladders. But if I climb slowly it seems to be OK. I do plan on a small scaffold to paint the porch (the majority of the work.

Wish now that I'd spent the extra money on Azek or similar plastic trims....

I'd doubt that. All looks good to the customer but dealing with the public ain't easy!

I've compiled so many tools, poles, and scaffolds, ladders ect. It will be the high stuff that will beat me. I'll need help for sure!

So far my new house build is 100% white country boys (men). One black guy was the block masons helper and he too is a conservative country man.

Pretty much a given that the insulation and drywall hangers will be Hispanic men but the businesses in those cases are legit and the crew are all legal.

Rarely is any contractor 110% legit. There are exceptions I was one of them. I hired carpenters from Honduras and Mexico, but insisted on all proof, drivers license, etc. before cutting the first paycheck. Those guys worked hard and they were not afraid of heights!

The insulation contractor is a very large company that would probably not take the risk.
My drywall guy I have done business with for 30 years and his hanger crew are legit. Juan and Pedro (actual names) have been with him for most of those years. Other than being alcoholics they are pretty good guys.

Back when I was delivering building supplies I had to deliver to a couple large houses being built by South Americans. They were all on the short side and the contractor said all his people were legal.

It was a bit funny seeing those little guys dragging a framing hammer hanging from a holster on their belt through the snow. They were decent to be around and I got to admit from what I saw very good workers. They moved fast but on lot of items it took two of them to move it around. Two were having a hard time moving a very big sliding glass door outfit.

I told the one at the back to let me take over and I put my 5'11'' 230# behind the door and made fast work of getting it slid into the building.

I’m 5-8 and my buddies kid me that when the Mexicans are on the job they refer to me as “that big dude”

I don't do a ladder more than a few feet off the ground. Reaction time over 50 is not like being a young guy.

If I can not get a nice wide scaffolding or a mechanical lift to access a work area comfortably, I'd rather pay the man and find something below head high to work on.
For investment properties, there is always a handyman nearby that's willing to do stuff for cheaper than the market price. More
often than not, done quite well. YMMV

Hence my remark about bonded and insured; let some transient Latino fall down and break something and you'll be mortgaging your house to pay them and their slip and fall lawyers off.
