Default Construction....Depressing......

Real Estate agent/friend in control of the winning bid from a fellow in Delaware, who is on the 1400' frame house purchase, upside down bank foreclosure of course....

So wife and I went to examine the property and meet agent,


the amount of just outright damage done to the house is ASStounding, even stole the kit cabinet knobs, plumbing fixtures, holes in the walls, missing kitchen appliances, they left a washing machine, but stole the knobs of it also....go figger.....then there is this stupid master bath shower, totally rotten up about 3-4' I know the framing is shot....due to tile shattered outside the shower, and black rot where tiles came off the wall.....

I dunno, spend most of my life since '85 remodeling/fixing/building houses....then to see something like this, just vandalized out, stripped naked, tore up for no good reason.......

BUT on the ++++ side we can collect about 5 grand in labor alone, plus that master shower, that's a damn mess.....

oh well, something to do this summer, hopefully.....

My brother is a RE Broker. The banks now authorize one thousand to several thousand for the people to get out without doing any damage and to leave it somewhat clean. I've gone inside several. The last one the people left credit cards, drivers licenses, all kinds of personal stuff inside. He went in one awhile back and said it was just like the people walked out the door. They left a wallet with cash in it, credit cards, etc...I went into another one is our high dollar neighborhood. They left a basement full of new toys, tools, bbq grills, computers, game consoles, clothing, etc...all brand new stuff. I think they enjoyed the thrill of shopping/buying. I'm sure the 'trash out' crew hauled it all to the flea mkt. and made a good chunk of change on both sides of that deal.

There was a bank foreclosure up the street from my house 1.5 years ago where the owner did so much damage they bulldozed the house completely. Sad, but I think at the time banks were really being d_icks and people who were honestly trying to save their homes were being evicted. I wouldn't do it, but I understand their motivation.

We were down in the Clearwater Beach area a couple months ago looking for a possible 2nd residence. We looked at a couple foreclosures among other places. It's amazing how destroyed the homes were either by the previous owners or tresspassers. One house I estimated to be a total loss and that was on a a house that should have sold for $500k.

We bought a house 4 miles from ours to put our daughters and granddaughter in. It is bank owned in a gated golf community. The owner there took every light buld in the house, the shower heads, the stove knobs and the racks and drarwers out of the fridge.

WHY?????

House we looked at today, not but maybe 12 years old....but it's FRAME, and in Florida that means a LOT, termites down here are industrial strength, rip a house apart in a year or less, unless it's masonry and I don't mean just faced brick but brick/block 8" walls brick faced over 2x4 frame is rather popular, this house is not even THAT, just Hardiboard over frame, at least it's not T1-11 but lots of the exterior trim is OSB, chipboard junk.....rotting out around the fireplace/etc....

I dunno, some daze it's better to just walk away.....he paying like 100 grand for the joint all 1400' of it with a 2 car garage....

water and electric is cut off, so we dunno if the HVAC even works...looks ok, but who knows?? wife thinks 5-7 grand with the klinker being that rotten shower, I thinking 3-4 grand if I can save the wall on the adjacent bath tub....

because some feel entitled. And believe the lenders are at fault...so screw them. In reality, it is theft.

Corianne tops in the kitchen, but the faucet is just a single hole wonder....same with the master bath....two missing faucets and eveh the tail pieces....large base cab and wall cab removed from kitchen, who EVER installed that mess raised and dropped a power line and a phone line to counter top height.....and of course it's painted over WALL PAPER......Some daze a .44 is just not powerful enough.....
