Knockdowns in the tri-county have been the thing for 20+ years, and now there are crazy expensive due to the NEers coming here.
There are very, very few ocean lots, those that are available for sale all become knowdowns, they go 3-stories, figure land at $15+M, and cost for construction at $1,000+sq/ft.
Knockdowns are mostly on deep-access waterfronts, such as this affordable new construction, $4,400/sqft due to 3 acres on deepwater:

Ridiculously overpriced, criminal, even. I'd rather just plunk down $ 18M and buy Mar-a-Lago instead.

I think I posted this in the MAL thread, but worth repeating.

MAL is on +/- 20 acres, in one of the most desirable neighborhoods in the tri-county, probably more desired than Star Island or Indian Creek.

Here is a listing for land nearby, 2.3 acres for $200MILLION, so my math put the land value ONLY of MAL at $1.75BILLION.
That POS judge could not pay a day of property taxes for MAL with a year of her salary.

There was a story repeated by many media outlets last week that sea levels were going to rise by 20 meters.

If that was even remotely believable, all this oceanfront property would be worthless and uninsurable.
