Default So I'm Looking At This Wall In The Basement Of This House For Sale...

... and I get the feeling something is wrong, but I can't put my finger on it... until I walked to one end of it and looked down along the whole thing and I can see the center of the wall is bulged out a good 8 inches from the corners... the whole front of the foundation of the house, bulging in at the center.

No biggie, listing also said the place had a two car garage, which turned out to be an ancient barn, like the kind you see in those "Rustic Scenery" calendars where they park a scrap metal truck in front of a barn that's about to fall down... I could have observed the outer planets through the "roof"...

The bulge in the foundation is due to ole dude not burying the bodies good enough.

What is this "basement" thing of which you speak? We don't have basements here in the South--unless it's Atlanta, which is built on granite--because all they would do is flood.

At this point, the next time you talk to a realtor; take out and peel an apple with a 10 in. Bowie knife while asking him if he has "forgotten" anything that you need to know about the property that he is showing you.

Apex, I think you should change your realty company from "Dewey, Cheatem, and Howe".

Co-worker had the bulging basement wall deal; $40K later, he has a real basement again (not covered by insurance). Run - do not walk - away....

Don't you get the listing on line with lots of pics? The garage should have been self evident, and the wall in the basement should have been disclosed by your realtor.

Maybe you need to move because I could find you a nice 2000 sq. ft. home with a garage and yard that wasn't falling apart and wasn't a double-wide for under $200,000. New.

No joke, we looked at at least 100 dumps before we found the current casa. Great properties are out there... I found this one cruising neighborhoods close to work on my lunch hours. We got in on the first day the owner posted a sign out front... the property never made the MLS. Suck it up, put in the time and you will be rewarded; I guarantee that.

The photos provided of the "garage" were at least 15 years old, no pictures at all of the basement, and listing agent is not my realtor, I'm finding the places and my agent sets up showings. Typically my agent hasn't seen the property before I have.

We prepared financially for two years. We've been looking at properties three days a week since February. We saw 6 places yesterday. We've been in contract twice now.

I'm f*cking tired of looking.

What you need to do, Apex, is go on that House Hunters show. They just show you three houses, you pick one and the deal always goes through. Then you live happily ever after.

Keep being vigilant. You are doing everything right. Many times the best thing is to walk away and avoid $$$$ in problems. The right one WILL be there eventually.

Then I hope he's not expecting a normal percentage as a fee. He's not doing his job.
