nice looking place!

looks like a Weil McLain boiler (I presume for the baseboard heating and domestic hot water, common set up).

we had one of those in the guesthouse, replaced a few years ago with a tankless Navien boiler/water heater combo unit. much more efficient, and it's a closed system, so you don't have to have outside air ducted into the room the boiler is in. now the main house, the guesthouse, and the shop all have Navien boilers.

about what we paid for our place 10 years ago.

I was searching for something else and came across this post/thread.... that house price went from $300k 4 years ago to peak of over $1M in under 3 years. Incredible.

I get it and yes its bittersweet, our home value in Florida has gone snakeshit in the last 5 years and I could sell it, buy a more modest place back in Virginia and pocket a cool million to boot. But the daughter says to ride it out and stay put as long as possible and so we will - but the area is now a congested snarl of traffic, morons and @holes. But it will be hard to give up the view.

Hope is a nice area. Quiet, most lots have great views of lake Pend Orielle. Sand Point is nearby which is the larger town in the area and growing. Kootenai county is aprox an hour south where more shopping/dining is located. We almost built there at one time but the rapid growth changed our minds. Most everwhere between Pend Orielle lake and CDA lake are full of residents and tourists now.

Honestly, for anyone looking at n ID, four or so hours south to north central ID is far better, just east of where the confluence of the Clearwater and Snake river is. Waaaay less crowded, much shorter winters, world class elk hunting and steelhead/salmon fishing, far less crowded and waaay more house/land for the $$. Airport located just down hwy12 in Lewiston. Multiple ski resorts within an hour or so.

The dworshak and nearby rivers are unspoiled and uncrowded.



The rivers flow to the Pacific via multiple dam locks.

Like so many other places, changed. Exploding populations of the wrong type of people and you have issues.

The SF Bay Area I grew up in 50-60 years ago was enchanting. After 1990, not so much. Now? Intolerable. A shithole. Same with Hawaii. When I first started visiting over 40 years ago, enchanting. Now? A congested, expensive shit-hole.
So even places like Floriduh this can happen. And IMO, anywhere Disney is located, it's going to happen much faster.

Sold our last house on the coast last year and moved further north but stayed in the panhandle.

Worked out great. Doubled my money on the home we purchased in 2019 and bought a brand new little subdivision tract house for comparative peanuts. We'll live here in Mayberry until the new farmhouse is completed.

I despise driving down to the beach now. Once away from the traffic and morons and tourist @holes....you forget all about that view.
