It will never be a manicured lawn. I will bring in more fill and grade and sod the area around the house, about a half acre.
I’m currently cutting 4-5 acres with the brush cutter and that’s enough work as it is. Fortunately that’s done every few months during the growing season.

Right now I will be happy to get the house completed and move in.
The process is not what it used to be.
I had to fire the framing contractor and bring on a new crew.
Have never done that in 30+ years of building here.

This is so true!

Just left a client this morning. She has three quotes for a bathroom remodel 30k and up! She settled for just a tub replacement cost her 14k!

Keep in mind this was a small 5x7 room…..crazy isn’t strong enough!

Two tiny houses just sold in my village, 1800 sq ft approx. One went for 550 the other needing a total remodel for 450k. My little rental has to be getting close to million.

A friend of mine had a similar bathroom done a few years ago and it was 27 grand.
I hate remodeling work and busted my ass to be a new home builder. But I’m f I was a young man starting out today I would absolutely go the home improvement route.

I’m behind in my mind. The 1st framer didn’t have the manpower and he was a PITA. I was patient but when he did a few ****ups I let him go.

Funny thing about “the hat”…years back as a young man my sister bought me a cowboy hat and I wore it for a while. Looking back boy o boy I must have looked like a dork wearing that thing.

Here we do framing inspection after MEP. They tend to drill holes in stuff.

Here they do MEP and final framing at the same time.
I’ve already had the wall sheathing nail off and roof decking nail off inspections prior to the Tyvek and Peel & Stick.
