If Tennessee was so great they'd have 20 million people living there and floods of people would migrate there. But even with gas and homes cheap they only have 6 million people there, must be a reason. OBTW i have family there that never left Tennessee

ADog is correct that you can live there and pretty much be away from the politics if you choose to do so. You will always pay a premium in taxes and other costs to be there, but folks who think that the homeless/libs/whatever will ruin your life have frankly never lived there. If I had FU money, my second place would be in CA, probably central coast or north of SF in Sonoma county. People that just shit on CA because it's CA probably would not live in Tennessee because Memphis is a shithole.

People can't afford to live here move, no problem, but 40 million people can. Because they can't afford to live here the excuse usually is the politics which is BS. If they can afford it they'll stay. I mean if it sucked so bad here they couldn't get a small home 1,200 sq ft for over a million dollars plus. A small home would be 300k like in Tennessee and most of the states. Gas would be $2.50 a gallon. Most homes where i live and most of California homes don't stay on the market more than a few weeks to a month. And the sellers get more than they asked for. My son sold his townhome in Santa Monica in June. he asked 1.2 million and got 1.4 million, was on the marker for 23 days. Doesn't facts suck. Keep listening to the media.

Tennessee is one of the most free states, according to groups that track that sort of thing. So Why aren't 100 million people living there? Because only a select few can walk the walk.

A good buddy about 12 years ago moved to Tennessee after doing a lot of research. He sold his thriving business up here and moved. He said most of the state is a great place to live but stay away from the larger cities due to the demographics. (Demographics seem to be a big thing in whats good and/or bad in a area!)

I have always viewed demographics in any conversation as a reason not to pursue.

Oh. Near will do then?
Fresno CA. Never snows. In fact, it's rather warm. 45 minutes or less to the mountains. An hour to Sequoia and Kings Canyon National Parks, about 90 minutes from Yosemite. I can see the Sierras running errands around town.

Cheap housing (for CA) and lots, and lots of delicious Mexican food.

Also a large Armenian culture and a large car culture.

Family values and education are stand-outs as well.

Two drawbacks: Oppressive summer heat for weeks on end and Storytellerstealth doesn't approve of it...so if you want to hang out with him (and who wouldn't?) you'll have to drive over to Marin County.

We own a home approx. 2,200' up in the N GA mountains. Lower elevation, compared to out West, but still a nice view.

Pros:

- Beautiful scenery
- Solitude
- No annoying neighbors
- Private gun range

Cons:

- Higher utility costs
- At least 20-25 minutes from any stores or restaurants
- Well water required ( cost $10K for that alone )
- Higher taxes considering the lower tax base in the area
- Gravel road

It just depends what's important to you, lifestyle-wise.

We had a cabin in the North GA, mountains. Not too bad, weatherwise.
Stupid people overfeeding the deer corn was a bigger problem.

Small town of 3000, county is 7000.
We're 50min from the airport, major medical center (small community hospitals nearby), two large universities, costco/target/wallmart etc. Not necessarily in the same direction.

-Ride off-road vehicles on public roads except for state/federal hwys.
-Open/conceal carry 18yo+.
-Open carry loaded rifle in vehicles, ORV's etc with zero limitations on mags etc.
-We get elk, deer, moose, bobcat, bear, turkey, and quail on or near our property.
-Water is abundant, soil fertile and grow season is long enough to produce 1/4 of the US supply of grain.
-Dworshak is 72mi long and has tons of Kokanee salmon, bass, trout etc..Clearwater river is at the bottom of our street (which is county maintained priority one for snow removal). King salmon and steelhead are massive and abundant on the river. TONS of creeks, ponds and lakes full of fish often with nobody
-Winters and temps are fairly mild, snow on occasion but easy to be mobile with snow tires when needed.

Here's winter...it was 46°.

I can shout at the top of my lungs and my closest neighbor couldn't hear me. We're 7mi (10-15min) from town.

Property tax legislation allows seniors, veterans etc to avoid being evicted if your income is reduced for any reason (within guidelines).
On avg approx 4-6 vehicles pass the front of our property a day...and the mailman. It's literally like living inside a national park.
And the only one of two 1/4mi strips section of gravel road just happen to be along side ore acreage....for now. My wife is on the counties ass about it. The remaining 6.5mi is paved.

This is shot upriver, but shows the same local terrain (and the lack of people/morons) giving residents all the solitude you one could ask for.

Hoepfully there are still places in Canada that have avoid the trudeau socialist master plan,,, not sure how he gets his supports, as most Canadians I know despise that mini-me weasel.

I have always looked at the latest census data before buying property. Find out where the rich folk live in the county, then but something in that area affordable. For some odd reason rich folk don't tolerate crime in their 'hoods.

I learned after I bought my second house "you buy your neighbors'.

The better the neighborhood, the better class of people. Except for the SF Bay area and Los Angeles....Lots of folks with wealth that are pieces of shit and acti like it.

Don't move back snide. Trudeau is running the country. Canada is fk'ed up. You can't enjoy Canmore or Banff. Go to Florida they have a Republican Gov. or Texas the gas is cheap.
