My wife and I visited Tennessee last October to see my grand kids and my little brother. Both moved from CA to Tennessee.

My daughter bought and settled in Harriman, and my little brother bought and settled in Mooresburg. The house in Mooresburg is in a gated community overlooking Cherokee lake.

What I found interesting coming from CA were the speeds of truckers going over 70mph. In CA, they are limited to 55mph.

Around the big cities with freeways no. When you get away from the big cities, then I saw less congestion. Also, Tennessee is full of fast food places, mostly Taco Bell.

I should think that at some point the powers that be will step in and condemn the property as unsafe/uninhabitable do to it precarious nature with the history of the neighboring properties.

Maybe you're giving realtors too much credit as if they labor over listings tailored to your desires. They probably just plug your criteria into a search engine just as any trained monkey can do.

If my realtor ever sent me an absolute non-starter, they would be gone. I can look at the f-ing internet. I am paying you upwards of $25k and your partner in crime another $25k. You better be doing the legwork, or I can do this myself.

So far most of what she showed me, I had already seen on Zillow. I never saw this one because it was so below my price range. Hell, Ive even called her to set up a time to look at a home I found on Zillow.

Yep, my realtor showed me her saved searches that really just hit my inbox daily but I ended up buying a place I found on my own. The value in a realtor is all the other shit with organizing inspections or idk whatever else, but finding the place in the beginning seems very much up to you

@Loco Vette might have something to say about this.
We lost my beach house as a result of a hurricane, however looking at it over the years on Google Earth you could watch the dune eroding. It just so happened to be a hurricane that took it out, but it could have gone just as easily without that event and with no warning. No real good way to save it, Georgia DNR took their sweet time about approving some work for me which ultimately contributed to the loss.

You're not going to get a hurricane in TN but we do have extended and voluminous rain events from time to time. On of those could take that house out, I would think. That site is on the Tennessee River which typically is managed fairly well in terms of flooding by TVA, but there was a major issue with flooding in Nashville in

Looking on Google Earth it seems like there was a slide BTW and 11/2019 and 11/2021 that took out at least one house. I hope no one went with it.
