it falls to me to be in charge of selling Dad and Mom's house of the last 22-1/2 years with Dad's passing last month.

contacted and hired his favorite realtor, got it listed on MLS late yesterday, and today they have scheduled 8 showings, back to back to back.... starting at 11am, and going thru about 6pm, about 45 min. intervals. and 2 more are requested for tomorrow.



guess there is some interest out there for a nice house in Cody, WY. asking 495k, we'll see what the next few days bring us. a solid offer will likely take it, so we can move on with closing out his affairs up there, and us kids can return to our homes and lives.

when Dad and Mom bought it in Jan 1999, it had been on the market for about 13 months. they offered about 10k under asking, figuring they'd get a counter offer, but the buyer took their all cash offer and they had bought themselves their retirement home.

I would not be surprised if you have multiple offers by close of business tomorrow
And depending on just how hot the market in Cody is, some may be above asking price

On the flip side, our neighbors across the street are trying to sell their house since they recently bought another house in the neighborhood. This is a small patio home with no garage and has not been updated since the early 90s.
They paid a little over $500k two years ago and listed it at $895k. House has been on the market almost two months while other places are selling. Even in this market you need to have reasonable expectations

there is another house, about 6 houses away up the block, asking 720k, been on the market for over 100 days. our house is asking $148/SF, that one is asking $175/SF. clearly, they are asking too much, given that it is still for sale. maybe they have time. i'd rather sell and move on with life. Zillow pegged ours at 425k before the listing went up.

i'll let you all know, hopefully in a few days.

They had 18 offers by Wednesday and accepted the cash offer for $300K with NO INSPECTIONS. ( the house was in great shape with plenty of nice upgrades)

Three weeks ago

Listed a house as coming soon, before interior pics etc..
3 days as such offer of +$10k and even then +$50k of what realtor proposed
- big diligence and earnest checks
- waive inspection

Sellers market, and Apple and Nike to move here next year.

Housing is crazy right now. You can control the entire thing being the seller.

Look for the highest, best cash offers and specify a closing date within 2 wks. to be done with it. Don't let it drag out with inspections, no available lawyers, etc...BS. Specify what YOU want in the contract and be done with it.

Several bought houses here during the recession and have tripled their money. Nothing avail. to rent and very little for sale inventory.

My brother bought one last yearwith 2k sq, little over an acre for 205k cash. Put 20k in it, listed it for 275k and sold it in three days for 282k cash sale. This year it would have skyrocketed.
House down the street from me was listed in April for 185k. 1800 sq, 1/4 acre no garage. Sold for 205k. Lady next door listed hers last week (2300 sq, 1/4 acre, no garage) for 265k. Contingent two days later.
Yep. Time to sell mine, I guess. We were looking to anyway.

A friend of my wife listed their acreage FSBO and gave a deadline of 10-days for all offers to be submitted.
Zillow, facebook and word of mouth is all they did, as far as I know.

Multiple offers.
