Default Annnd, it's gone

Offer has been pulled and house is back on the market.

They weren't getting any action on their house, even had 2 open houses, but nobody showed up, so they backed out before their 10 day due diligence period was over. They get the deposit back.

Well this sucks, but I'm not surprised. I wasn't real happy about the conditional offer of having to sell their house first, so... back on the market she goes! Hopefully someone else will see it now and just have to have it

The market is still alive and well. We put my late mother-in-laws house on the market this week. Went live on MLS last Saturday afternoon. Had 5 offers and was under contract Wednesday. It will sell, be patient.

Yes, it is. A friend of ours put their house on the market last Thursday; by Friday, they had four offers, three over asking price and one at asking price, but all cash. They chose the all cash offer and are closing in three weeks.

If you're in the right area, it will sell.

Not sure about our area. I thought NH was doing good, but we've only had the one offer so far.

I wuz going to say that NE/WEST coast USA are slo areas for sales these daze....witch will have a negative affect on states gaining in population growth due to moves......Fl, Tx, etc.....

Most MLS systems require a contingent listing to be moved from active to pending. Some have a “pending and taking backups” category.

Fact is, once a property goes pending it just doesn’t get the attention anymore.

The best option for a seller considering an offer with a contingency is to keep the timeline short.

I typically recommend against the sale of another property contingency. It can get muddy. And this goes for both buyers and sellers.

A financing contingency is much more predictable.

A note: most deals are killed by the inspection contingency than any other contingency.

These people spent $1500 on inspections, and the only thing they came back with was a question about when the last service was done on the mini split AC. The house is in good shape, so I'm not very concerned about inspections.

I’ve had sellers do an inspection prior to listing. Often small nick-pick things are addressed and fixed.

Some buyers will accept that inspection. But even if they do their own the seller has a good idea where he stands.
