I did a lot of sprinkler work in my youth, my analysis says a line, or two, is leaking, and for that I will call the man.

St. Augustine grass is a lot of maintenance, but I know of no other that will take the SE FL heat for 12 months a year,,, have not seen any neighborhood that does not have 100% St. Augustine.

I like the Las Vegas landscape approach, no grass, just cacti and rocks,,, NO DAMN MAINTENANCE!!

Do what they do in South Boston, Mass. Asphalt pavement, and paint it green.

On a serious note, I've seen small front lawns with artificial turf and they look pretty nice.

There are some 'syn lawns' in my area and they look almost undetectable from perfectly healthy grass. Like a wig, the tell is that they are too well groomed. They're about 3 years old on the 4 or 5 houses I see them at, and have held up. Tomorrow I'll take a pic and post it if I remember. (they're about a mile from me)

Well of course that is technically correct. As a property holder up here having the water go over the spillway is important as it denotes how far the lake is "overfilled"

Its a way of measuring what is going on. The more amount (height) of water going over the more problems can occur. I wrote the way it is thought of up here. Yes I said it wrong because its sort of the ground rules in play here.

If anyone still cares the lake is still going up but much slower. The weather guesser who were predicting horrific rain were wrong again, thank goodness as we now would have a couple more feet of water going over the dam and much more problems!

A very BIG PS. I'm so glad I live much higher than the water level can go and super happy I do not live down stream of the two dams that control this reservoir.

Stones, concrete, desert motif, fake grass, etc... are all NO GOS when you live in an HOA.
I also think many cities down here have many restrictions for those not living in HOAs.
In my community if your grass is not the proper shade of green, you get a warning letter; they also do not like the yellowed bottom of my mailbox post that Ringo has put his signature on.

You moved there, shelled out coin, so have no recourse other than to bitch and moan.

Me and two neighbors took control over our POA. Our dues are zero and we've taken the libertarian approach to it all.

Not bitching and moaning, and staying, as works for me regarding the most inportant rules they enforce, as have no neighbors running an auto repair shop in the front yard.
Value has gone up over 200% in years of ownership, I can live with a very stupid rules that I have learned to combat.

A dam is the structure that holds the water back at the deepest part of the lake. The spillway is where the water that can't be used for hydroelectric or irrigation is designed to be safely discharged. On smaller dams the spillway may be designed for storms with a 1/100 chance of occurance in any given year: a 100 year storm. Larger, taller dams will be designed for larger storm events, such as a 500 or even 1000 year storm.

Designers typically try to place the spillway on either side of the dam on top of native rock or soil deposits, since they are typically less susceptible to erosion. If that can't be done, then a section of the dam can be lowered slightly and reinforced to allow for that emergency flow.
