He'll get an inspection done anyway if we sign a contract. He's just trying to negotiate, saying I should take a shit load of money off of the price because I haven't been "maintaining the equipment", meaning the heating systems and water heaters.

All of the water heaters have been REPLACED by me during my ownership, which is obvious to anyone who knows where to look for the manufacturing date of the heater, they were all manufactured well after I took possession of the property. One was replaced in October of 2018. There is no other maintenance required.

Two heating systems are hot water, and require minimal maintenance (basically lubricating the bearing for the recirculation pump once per year), the third is a steam system that my plumber services every year, and puts a few drops of oil in the hot water systems' bearings.

All easily documented. His negotiation ploy will not succeed.
