It baffles me when they say inflation isn't that bad when alot of items have doubled in price.

Yes you're correct.
Borrowing funds at 2%-5% to purchase RE was/is a horrible decision.


And the poor working stiff who purchased a home at even the top of the market in the early 1990's crash or 2009ish certainly lost their ass long-term.

We have changed from a strong sellers market in 2020-2021 to a buyers market currently. There is some neutrality so I would not say it is a strong buyers market yet. But it’s coming.

I’ve been saying it for a while since last summer you could see the shifting trends. Like open houses that were non existent in the couple years before. And seller financing is again becoming popular (soft market and rising rates will do it). I’ve done two deals this year with seller financing, one a commercial property (very unusual).

Price is again becoming king. I had a new construction home listed at 685 and it sat. He lowered to 665 and it sat. Went to 650 and it sold in a week.
Now same builder I have another at 650 with showings but no contract. Lowered to 639 and still no contract.
Pretty obvious that we are in a soft market.
Two years ago we would have been juggling multiple offers on those new homes.

That's where I am. Camper shell on my 4x4 and off grid. Or a motel or hotel. Did the RV one time for my dad's last trip, and it worked for what we were doing. It was a 24' unit, and I off-roaded it to several secluded sites where we were the only ones around....Alabama Hills, Sequoia NP, eastern Sierras. A lot of clean-up and hassle. Too much for me at this point. We'll see as I get older and more decrepit.

We’re retired and camp in the middle of the week, Fall thru Spring; we stay in state parks mostly. We’re pulling in while most everyone else is leaving. We’ve had stays where we almost the only ones in the park.
