Wanting to learn
LATB posted.
You do it your way. But only a fool would leave a home vacant for an extended period without HVAC. IMO Especially in the south in the summer. I ask him to support his statement and questioned what would happen if the system failed. And if he had concerns of it working and dried out the traps filling the home with sewer gas. Out of respect to the OP I took it outside. Please enlighten me with your 50 year of experience. I am always wanting to learn. |

Had a home on my street in the hood.
Vacant for 2+ years due to foreclosure and slow bank actions. Buyer came in and got for $150+K under market value due to mold, thus having to replace all walls and ceilings, and also both AC units. In our home, in SE FL, the air is always set around 78, as turning it off may only save you a little compared to the big bill!! |

So I am guessing both HAVC units failed and no one was there to prevent the mold damage.

I'd stay over and we only needed the AC starting about 2018 due to temps averaging low 90's instead of the low '80's of the past. REALLY humid. When she passed in 2021, cleaning up the place, black mold was all thoughout her duct work. Toxic stuff. My stepbrother got sick from it. It was not a problem when it grew in the ducts as long as the AC was always off, but when we started using it, it stirred it up and caused issues. Mom's and one more condo out of 22 on that floor was the only one with the mold. The other flats had used their AC all along. Mom and stepdad preferred the tradewinds. So these are two cases I personally know about where static systems went bad. Contrarily, in my own home, I was in the living room one day prepairing for a vacation the following day when what I thought was a helicopter landing in the street. I went out to look, nothing. The wall to the garage was shaking and it was loud. Turns out, some insulation in my dual pack duct had fallen into my squirrel cage motor, causing it to vibrate. I shut it down and removed the sheet of jute and all was well. Another 5 minutes, and the evaporator would have burst and the motor would have jammed up and I'd have been out a whole system. I now make it habit to leave it off when I'm gone. (But that never exceeds 2 weeks). |

I have smart thermostats that I can control from my phone. I can turn heat or AC on or off as needed based on any criteria needed.
If I had a summer only home or something like that, I'd probably turn the temp up to some moderate temperature and use the AC to keep moisture down. As far as p-traps drying, I'm not sure how I would address that. I've never been in that situation. |

A home without HVAC for a long period in Florida will become a mold Petri dish. One house in my neighborhood was built and stood empty since new for 5 years. It was infested with black mold and every other nastiness you can name. Since it never got a CO (Certificate of Occupancy) somehow the seller managed to duck disclosure of the mess and people moves straight in..
