Default Househunting

I start my new position on Monday and have been actively looking for a house for almost two weeks. We found a great house and put a very good offer in on it. You could tell the listing agent was a conniving type. She wouldn't get back with any covenants, didn't list them like she was supposed to, didn't return calls when needed and gaffed off our agent all the time. Got the call this morning she recommended to the seller another offer because the financing was more attractive. My wife and I could both tell she was playing the game and was hooking up a friend.
I'm tired of looking at houses and driving into a neighborhood only to see small lots, cramped streets and too many restrictions on the deed. Did I say the house the we made the offer on was a perfect fit for us and our pets.
We had one house the limited the pets to two, we have three Bernese Mountain Dogs. I'll live in a camp ground before I give up a pet for a house.

Welcome to the real estate market of 2022. Buyers are making all-cash offers without any contingencies; it's a no-brainer for the sellers to accept such offers. Unfortunately this leaves ordinary buyers who need mortgages and inspections at a significant disadvantage.

We bought in '99 for $185k sold it in '21 for $780 it's now listed at $920-$1m. Mind you it's just a 3b 2 b 1,300sq ft house.

Back around the same time frame of 1999, many sold their 550k plus homes in California and moved here to NM and elsewhere and bought the same sized home for half the price and a nice nest egg left over

Good luck on the search, the market here in houston is simply unbelievable….neighbors house sold in one day over asking for a price thats 50% over what it was just two years ago when he bought it.

Last year the next door neighbors put their rancher up for sale. Nice, 3 br 1-1/2 bath on about 2 acres. Listed for $250K


They had 38 showing on the first weekend ( cancelled the rest scheduled during the week ) and accepted the offer of $300K CASH with NO inspections at all.

Good luck.

Stupid market has affected the local appraisers now too.
House is now appraised 4 times what I paid for it.
Houses here (300-500k range) usually sell before the sign is planted in the ground.

It wasn't our realtor which did the dirty. She was pissed because we were told the seller would make the decision in the morning when she got back in town. Around 8 PM on Tuesday is when our realtor got the call from the selling realtor about the other offer was accepted. Still pisses me off the selling agent lied and made every excuse possible. I'm half tempted to get an attorney and sue her for discrimination against a disabled Veteran. Shake her roots up some.
I am making the journey out there again early tomorrow morning to look at two more houses and probably line some more up for the weekend before I start work on Monday. What a PIA this has all been.

Oh and for selling, we didn't even put ours on the market and got asking for it. We know the buyers, it is our neighbors son and daughter in law. We gave them a good deal on the house and they are working with us to align the purchase of the new house and sale of this house, the movers and all. We figured we are saving about 20K in commission costs by doing the sale this way. Gives them some cash to renovate a little before moving in.

Even Iowa is a little nutty in the housing market.
We've been pretty insulated from the big highs and lows, but this time it seems to have hit more than in the past.

My BIL is moving from SW Iowa to Oklahoma City.
They are headed down today (last I heard) in hopes of buying a house this weekend.
He has a buddy down there that says the market isn't too bad there.

You may have better results by reporting the selling agent to the state real estate board. She could very well lose her license, if what you say is true and can be proven.

As much as it pisses us off, there is little chance of proving anything. It is like the show on CNBC, American Greed. My wife and I both believe Karma has a way of catching up with people. When we sold our house in VA, we didn't get into a bidding war. We took the full price offer and let it go. Everyone told us we should have let it get into a bidding war to drive up the price. We got what we wanted for the house and were able to move on. We could have done the same thing with our house here but we didn't. We gave a fair price to a great couple who want to be close to his aging parents.
I'm sure the house could have sold for a lot more but in the end we felt good on the sale and know it will help a young couple out. They had looked at 12 different houses and been outbid by 30K on three of them. They are elated with purchasing our home and so thankful for it.

Now hopefully to get a good vibe off the virtual tour this afternoon and then the in person tour tomorrow. Fingers crossed.

WOO HOOO!!! We put the offer in on Thursday and they accepted it that night. The realtor called around 9 and let me know! We close on July 14th and get to make the final journey to Iowa on that Friday. Flying back to pick up the van, tag a long trailer and the pups. My wife will follow in the TrailBlazer and hopefully about 8 hours later we will be in our new home waiting on the household good delivery.
What a journey this has been.
I get to start work tomorrow morning, orientation the first week.
