Roofing question.....
Have a 3,000 square foot home and roof is 24 years old,2 valleys,attached garage and two little roofs over two picture windows, .....discovered a leak in the garage and am going to list home soon to sell......Got a price with Timberline shingles....$10,000 with rip off......$7,500.00 for shingle over old shingles......what say all of the experts here

IF you cheap out and shingle over the existing roof, you will lose more than the $2500 you saved.
At least in PA, you are required to disclose roofing type and number of layers when listing a house for sale. |

Are you set on shingles? Here in Arkansas, the metal roof has pretty much taken over as the material of choice. I put one on our house last year- 40 year warranty on paint, and I was told by my professional roofer "it'll be the last roof you ever have to put on it". Very pleased with it, although it would have been double the price of shingles had I not gotten the "friend discount" on labor and bought the materials myself. I was told by a friend in the real estate business that it significantly improved my chances of selling, should I choose to do so- metal roofed houses seem to sell well around here.
We made the mistake in 2006 after a hail storm to cheap out and overlay a shingle roof. Supposed to be 30 year shingles. When I replaced it last year with the metal roof, it was well past its reasonable life. Roofer told me that as a rule of thumb a shingle overlay cuts the lifespan of the new shingles in half. |

I put a metal roof on my new shop a few years ago. Will outlast me. Fireproof too.

We just spent close to 13K on 2500 square foot house, 650 square foot patio and 3 car garage. Don't do the shingle over, they will last half as long as a full tear off.
The extra to do the tear off is well worth the price of doing a roof over. Plus with a leak you might have some boards needing attention. The price we paid the roofers also corrected numerous mistakes from the previous "Handyman" who did the roof before. |

Woven or metal valleys? Ice and water shield on the eaves? New stink pipe collars and chimney flashing or bear shit and spray paint? Step flashing along the dormer bases? $10K sounds like a deal if the details are attended to.
