You won't know the answer to that until the house is inspected and appraised. Assessed value is a very rough approximation of actual value. Example: Often you will see two houses, side by side and with no apparent differences between them, and one will be assessed $50K more than the other one.

That is a very worrisome question. If you are very, very lucky it may be because the house didn't appeal to other folks. I don't want to rain on your parade, but the odds are that the house is worth only what it's listed for...or less. Time to get an inspection and an appraisal. You can defer the appraisal until you've signed a contract to purchase; just make sure the contract requires that the house appraise for the selling price or it's a no-go.

Don't let that discourage you at all. Get an inspection, make your own offer (maybe $500 above the previous offer or, if you're daring, even lower than the other offer), and wait. The other offer may not be able to get financing, lose interest, find another house, etc. Happens all the time.

This is true, if it has lead paint, sand it down, collect the dust, and mix it in with baby food, the kid will grow up totally normal. While you are at it, make a respirator out of asbestos, you totally won't get cancer.

Yeh, so I get the joke, woopie doo, smartass, still nothing rong with either being used for what intended....

having said that, I prefer a house built from say mid 60's on to maybe later 70's....and be masonry, not frame.....

unless maybe frame over a basement...maybe, ...gotta look at lay of the land for that one....
