The major changes are finishing the basement adding the window as well as moving the kitchen.

Also, you're flipping homes reminds me of a guy I know in Salt Lake City. Years ago, he bought a four-plex apt building. He took care of all the maintenance himself and put all the money in rent toward paying it off. Along the way to paying it off, he collected another apt and put all the rent money into paying it off while still living frugally. He continued to collect apartments and tell me about this one or that one. I kept teasing him about being Rockefeller and he'd always say he was broke. One day, he finally told me he had all but the last couple paid off. So I asked him how many he had. He said about 30. The mofo had been holding out on me and had been playing the broke card often when we would go to lunch. Bastid! I made him pay for lunch that day.

Closed Tuesday.

Tree work and demo today. Trying to do the roof tomorrow. Also doing some minor siding and deck repair and then exterior paint early next week.

Took out three trees in front of the house and raised the canopy on everything w/in close proximity to the house. Also pulled out a dead tree in back. Apparently there is now more wood chips than I could possibly use come landscaping time so I'll probably hit up my HOA contact and see if they need some for the common areas (make friends). Roof is being done tomorrow and demo is done. One of my contractors painters just got his first place so we are yet again recycling cabinets. Gonna have some plumbing issues with this one for sure. Tomorrow we are also pressure washing and caulking in preperation for paint next week.

Good news is that my GC has my job and another good size job right around the corner so this reno will be well supervised.

Let the check writing begin...

For the most part yes. With this place we are finishing the basement into another bedroom complete with a bobcat coming in to dig out the back wall so that we can put a window in so its a legit bedroom. If we are going to relist it with an additional bedroom we are going to cover ourselves come reassessment time. Typically we just pull plumbing and electrical. Everything is done to code though.

Two houses back my GC got lazy and didn't pull permits for the decks and it bit him in his ass. He had to redo the footers for the town to prove they were up to code.
