With all your stacks, why not buy quality with a lot of ground? (NO NEIGHBORS ie: Hoarders). I mean paying a decent price is one thing but looking at these cliff sides and distressed properties are bound to cost you more in the end.....? |

I know nothing firsthand, but did know a dood who had foundation issues.
Once learned, he paid out $25K, and was told the concrete being pumped under his home was the first AND FINAL solution. Well that was about $100K ago, and he still has to have engineering inspections every three years. Just me, but I would never buy a home with roof, electrical, plumbing or structural issues that could not be remedied 100% by the seller before the closing, unless I was 100+% confident that the cost to fix was the only expense I would incur during ownership. |

The important thing here is, Zeek needs to know how many piers were installed, and, if known, where, like there should have been some kind of schematic drawn up noting where they are. I wouldn't be concerned about a leveled slab. My neighbor had 5 or 6 put in, I had several driveway panels mudjacked, and the city has leveled or replaced a bunch of buckling sidewalks here. In any event, it's a fairly simple home inspection....call out a trusted company or two to check the slab, and if it needs leveling, if it's the same spots where the current piers are, that's actually easier and cheaper to do a "touch up." As long as there's no busted sewer or water pipes, which should be apparent if there are, I wouldn't be concerned about a leveled slab. |
