Another big issue is that the freon today is much more than it once was,,, which I think is due to environmental issue.

Know a dood, he needed a repair on the unit, was under 10 years so parts were free, but the labor and freon was about $1,500, which is only about $500 more than a new handler.

Replaced 20 year old furnace 4 years ago as the heat exchanger cracked. A/C unit is running fine, never serviced but it doesn't run much in S.E. Michigan

Boy this thread is really getting to me! In a good way!

I know carpentry like the best but HVAC wasn’t my area… hell I used to fight them constantly, as they’d come with chain saws and cut up my nicely new framed building.

I really could use some honest expert help with my shit show of a system……

When I restored this old stone building I didn’t want to introduce a gas or oil (flammable) source. I read about Geothermal and thought it would be the best answer. Mathematically it’s been a winner, accounting in upfront costs and operational. But it has a falling graft every day do to its age…Over the last 30 years there’s been a build up of manganese, inside the water lines starting in the well entirely thru the units. A black sludge like shit… This reduced the volume of water… in turn a struggling system.

Some challenges from the stone construction and additions made over the years to this building…as well as the crawl space work conditions….

Replaced our 4 1/2 ton heat pump and air handler 2 years ago (they were over 20 years old). The only reason the heat pump failed was due to a wire rubbing against one of the capillary copper tubes feeding the compressor and it finally created a hole. Of course, all the refrigerant escaped and since the unit was so old, it wouldn't accept the newer refrigerants so we had to replace the whole damn thing

I am a dood like that. About 4 years ago I had a leak in my evaporator repaired and it needed a full recharge. About 8 pounds, IIRC.
The repair and housecall was $271. The refrigerant was a tick over $1500.

Cool.

Replaced my units with 2 stage a year after moving in. Quiet and energy efficient. I added closed cell insulation under the house and insulated a distribution box that’s outside under the house. Added a couple Ecobee thermostats a year later to get more savings.

It never ends. A large foggy window replacement is going to cost me about 2k. Also having a couple others replaced for better efficiency.

I feel your pain as prices have pretty much doubled on home repairs.

I had a 32 year old New Yorker oil burner hot water system in my previous house. The last year we were there before we sold, the heater guy said if it was his house, he would keep it as the efficiency was very good and we would have to spend big bucks to get a better burning unit.

Just had our 18 year old air handler and heat pump replaced. Brand was Lennox. Dealer said Lennox wasn't playing nice so they switched to Mitsubishi, Bryant and another brand I can't remember. In 2006 we paid $11,000 for both and heat pump relocation to the side of the house. 2,000 Sq ft. Just finished new install last week, $12,450 for all. We went with Bryant. 0% for 12 months so can't complain. Finally got a wifi thermostat and associated app.

Nice to monitor things while we're away. Looking to replace the units in our beach rental next. 3,000 sq ft home.
