Are you set on shingles? Here in Arkansas, the metal roof has pretty much taken over as the material of choice. I put one on our house last year- 40 year warranty on paint, and I was told by my professional roofer "it'll be the last roof you ever have to put on it". Very pleased with it, although it would have been double the price of shingles had I not gotten the "friend discount" on labor and bought the materials myself. I was told by a friend in the real estate business that it significantly improved my chances of selling, should I choose to do so- metal roofed houses seem to sell well around here.

We made the mistake in 2006 after a hail storm to cheap out and overlay a shingle roof. Supposed to be 30 year shingles. When I replaced it last year with the metal roof, it was well past its reasonable life. Roofer told me that as a rule of thumb a shingle overlay cuts the lifespan of the new shingles in half.
