Whole bunch of wood rot. Very glad this is getting done. We bought 8 sheets of plywood ourselves to safe a few $$$, as well as 48 feet of cedar, which we primed.

I hate tile roofs. On the upside if you replaced it with shingles or metal you could store an extra car or 5 on the roof.

A friend building a house a few years ago, completion was almost 7 months late. Why? An immigration officer lived in the neighborhood and none of the subs would show until he left, if he came home, they were gone within seconds.

Nope. We're required to replace it with tiles per the association documents. Price quoted to insurance company was $84,000. For the total job, we'll be out of pocket about $3,000, but we are also replacing all of the fascia on the lanai and having a new super gutter installed. That will cost us another $4k. Getting a brand new roof for 7-8k is a huge win for us. :hurray:

When it's done we are going to paint it, switching to medium gray with white trim.

Why are you replacing a tile roof? I thought those were pretty much lifetime unless they got hit with big hail?

They last 25 years (House was built in '91). We've repaired 3 heavy leaks over the years, and the damage from Irma was enough to warrant an insurance claim. Nearly every house in the community is replacing their roof these days. :yesnod:

The tile is ornate, it's the underlayment that matters.

Nope, not at all. We have a 2nd company doing the fascia and super gutter along the back of the house (70' of fascia) and this is a very complex job, and it requires coordination between the gutter guys and the roofers. These morons were nailing fresh plywood onto rotted fascia, and the saleshole said "it's all fixable". This asshat has lied to us more than once, and we even have his warranty claim in text, which turns out to not actually be the warranty. We control the insurance money delivery on this job. They WILL be doing this job to our satisfaction.

We supplied a bunch of wood, and the crew has no regard for optimizing cuts. I understand there is always waste, but don't take a 12 foot piece and grab 2 feet of it unless you have a use for the rest. They were supposed to show up with their own load of cedar 2x8's, which they didn't, so they started hacking away at the stuff I provided.

I think we'll get through it, but we won't be the most favored customer in the history of this company.
