Ugly-ass flat roof. No way to turn into the garage unless you have a motorcycle. Hard pass on this one. :Jeff '79:

$1000 and up per sq ft is normal for a custom in the right location including resort.

I looked at property up in the Smokies. Most is super steep side of a hill and worthless to me. No desire for the hassle to build on those type lots and zero desire to live on ground I can't walk on...especially with dogs. :willy:

And yes that house is fugly. Not a fan of the ultra contemporary design. :ack:

Prices liken that per sq/ft reminds me of Nashville. It is stupid what homes cost here now days yet they are still reporting we have ~100 people moving here per day.

Well, I wonder if the current owner is "old" too.

By the mud stained tracks in the drive-way, someone turned out of the field to

I think that is water stain. Looks like water runs right towards the garage door.

That's all construction dirt. The yard is still a mess- probably waiting for spring to have a landscaper come in.

My addition was about $375.

I'm doing plans for a large addition now, and the contractor told the owner to budget $350, including an oversize one-car main level garage.
