Finally - The Garage Build
 
Updated with new pix. Still waiting to do the floor and lift.

Yeah, I'm still alive. Been a really busy summer.

The garage is underway and hope to have it finished in the next 10 days or so. Picking out flooring and looking at lift options.

Only 22W x 24D with 10' ceiling and storage/pull-down stairs.
It's pretty big by downtown Annapolis standards. If we didn't have a double lot, it wouldn't even be this big.

Can't wait to get the '71 out of storage.

Nice. I am doing a 13 x 21 addition to my garage this fall. Only 13x13 will be enclosed and the rest of the area will be used as a patio for the pool.

Can't wait for the additional space. :dance:

I am totally shocked that the City of Annapolis allowed you to build ANYTHING in the downtown/city area......

Maryland is picky as hell over a gnat being disturbed....

For my unattached garage w/carport... I went with 9' ceilings. Allowed me to use an 8' door. Having that extra heigth is a plus.

I originally wanted to go 10'... but the overall size of this structure wasn't big enough; would of looked "too tall" funky.

Looks good! We have a 20x35 garage, but with a 7' ceiling. A lift is completely out of the question. I've been thinking about tearing it down and starting over.

close to nothing in this garage build would be code compliant for new construction in Florida.

I dunno man, he says inner city Annapolis, the state capitol and I think about how anal that joint was years ago, I very surprised he got permits to build a ANT hill...

All I can say is that most of the new construction, like the house today that was built after Y2K was a freeking disASSter, I would not live in it, much less BUY it.....junk....I already had to fix many a disASSter on it, and now looking at the cheeeeeeeeeeeeeep shit they hung for super size sliding doors out to a 6x8 slab....who kidding who....and all the totally UNprotected pines in the yard, they coming down on the house some day, no question...just a matter of when, cause people are stupid....sorry no pix, but you know what I mean....

so there this POS sets, for rent....but that's ok, I only charge 30 bux/trip to show the joint...spend maybe 5 bux in gas....yawn....

however, this OP garage build would be no where code compliant in Florida for new construction.

most have zero clue what te new code includes...and fools wonder why it's so expensive to build.

I used to sell homes for 75-90 dollars a sq foot, with a fair profit...now, it costs me 100 a foot to build.

Permits in Annapolis are numerous. Even had to have the city arborist issue a permit to insure that I wasn't harming the neighbor's 80' Holly trees, not to mention my own trees. The skinny trenches in the pictures are actually "Root Pruning" that added $1k to the project. Wasn't expecting that!
