If I ask you for a quote. Give me a fu(king quote.
Don't try to be all slick and look up what the house is listed for and what it can go for after the fact and send me a text or email telling me about my return in percentages. GIVE ME A FU(KING NUMBER SH!THEAD!!!

You are already the GC... why change what works and expose yourself to all the pain and loss that comes with trying to disassociate yourself from your projects (and money)??? If you are getting too busy to personally oversee each deal I submit you are trying to do too many projects at once... with predictable result. No one else will treat your dollars and properties like YOU will. No disrespect intended, just friendly advice.

Exactly why I got the truck.. Trying to take on more of this on my own to eliminate the GC fees.

Make a list of subs you have been happy to pay in the past and use them. This ain't your first project by any stretch. Cutting out the middleman should be a comfortable transition by now?

Yup.. It's just time consuming when I work full time as well.
It's like i'm waiting for the day that my boss pisses me off enough for me to tell him to get f@cked so I can go all in on this thing.. :yesnod:

But if the middleman is handling the shit, I would keep paying him. Why fix what ain't broke.

Middle man is doing very well and has gained some large commercial accounts. After working with him for years I am genuinely happy for him. He's a good guy and his busininess has made it to that next level.. Mine has not though and that's my focus.
Because he has grown he has more overhead for staff, insurance, expenses, etc. His prices have gone up a good 50-60% in the last couple years to cover that. Where he used to rent a storage unit or two and drive a beat up tundra, now he has a warehouse and several trucks for his old subs he's hired on full time.
Something has to give.

I hear ya. My 2 cents. Until you're ready to tell the boss to go FH, I would find another GC. You don't want the headaches. And who knows, you might just be helping out another small, local guy make it.
