Not sure how many meters are in a hector but....
I's just down the beach towards Sillion from here, I have seen the gate, but never went in to see the house as it's private..
It is close enough that my kids can walk down the beach to Uncle Rob's house anytime.. :D

So if I did the math right at 42.5/1 on the dollar, 2.5 hectares the price is only $288,235.94
Just to give you an idea how large that lot is, our beach lot is 1049 meters

Peso not dollars, right now the exchange that I get through paypal is about 42.5 to 1 dollar, but the rate is actually about a point higher.
So about $115 per meter USD

Would be fun to set up a separate guest house and do vacation rentals with it to offset holding costs.

Somehow I doubt that the price quoted, 4,900 PHP per meter is for the price of the land and the house. Virtually all real estate listings show a price for the total cost of the house/land and cost per meter (or square foot) for the price of the developed house.
If we assume that the 4,900 PHP is for the house, and using this morning's exchange rate ($1 = 43.728 PHP) the the effective cost of the house is $112.056 per square meter of house.

Somehow I doubt that the price quoted, 4,900 PHP per meter is for the price of the land and the house. Virtually all real estate listings show a price for the total cost of the house/land and cost per meter (or square foot) for the price of the developed house.
If we assume that the 4,900 PHP is for the house, and using this morning's exchange rate ($1 = 43.728 PHP) the the effective cost of the house is $112.056 per square meter of house.
I'm going to guess the house is included in the price above, and that's how they usually do it with larger lots here, smaller lots usually just have a set price, but also mention how many square meters.
We bought our lot as just land by the meter, but when and if we ever sell we might price it by the meter, or just call a flat price.
Some buyers would not want our house so would build what they want.
A friend of mine bought a few hectors on the sea front (not beach just rock) about 25 years ago for about 18 peso per square meter.
Just beach front land prices around our area have tripled since we bought our place here in 2007.
There are some lots for sale just down the beach from us asking 5000p per meter, and prices are higher if you get into town.
White sand beach lots are not going to be easier to find in time so will keep going up in value.
Not that I plan to ever sell, or even thought about it much, but when the price is up we might consider it, move to a much cheaper lot near the sea, just not on the beach.
There is something going on with the pier here, they have started renovating it, and the large lot next to us is up for sale that goes all the way to it.
The pier is owned by the Mayor's family and they have been trying to reroute all shipping and tourist traffic here instead of Santa Fe for the past few years.
Someday I think the pier will be open to the public, with direct boats coming in daily, the lot next to us will probably become a large resort.
Not sure if I would want to live next to that or not.. :island14:

It is dark here now so couldn't see much, but I will try to walk down there in the next few days out of curiosity.
I kinda doubt Rob really wants to spend that much.. :D

6 acres on the beach? I can see $2.8M no problem.

That seems a bit steep for me. But that lot you posted and I build a nice hut would be cool.

You never mentioned buying anything here, but since you are banging ideas around.
The large lot owned by the Garcia's next door, that starts at our boundary, and goes all the way down to the pier, then goes back to Tata's house and over to Yolanda village is available..
It includes the church and basketball court, and at one time the grandfather or father... had promised it as a donation to the village, since no titles were exchanged and no contract, the new generation refuses to honor the deal.
Imagine if some big resort bought the place and demolished our town square.
Anyways, it is about 4 hector I think, but not sure to be honest, the last I heard several years ago it could be bought for 1500p per meter.
They will not divide it, but a buyer could resell smaller lots and make a good bit I'm guessing.
Probably more than you would want to swing, but with the help of some investors maybe it would be an idea to kick around.
As a foreigner you can't own property, so you would have to set it us as a corporation to cover it like Adam and a lot of the other guys do here.
Chito from March of Christ was here a few days back, and was planning to stay here in our guest house for a few days, but didn't come back for some reason or another, he knows more about that land also I think.

If that happens.. I might sell and move over to Hilantagaan island..

Yep...
Land is cheap there but most you can't own, just lease from the goverment.
I found a few beach lots for only 200p a meter over there.. (I think)
But who am I kidding.... it would be really hard to leave my Baigad friends behind. :yesnod:
