I have this tenant that is , for lack of better words, a whack job. His mother said he's manic depressive....Just friggin' great.
Anyway, out of the blue, the toilet didn't work, ½ the electric in the apartment didn't work, and the heater magically didn't work. I found this out when I went to collect the rent... Like what the fk ! Really !...So why didn't you call me? Like i'm the land lord and it's my job to fix this sort of stuff. Let me check it out now. No, my dog is in there, you can't come in..... No his uncle is gonna fix everything... Not licensed, mind you.
All righty then... I get it... The grow lights are wreaking havoc on the fuses, and the pipes froze because of it. You mother fk'r.....
That was Thursday...Friday his mother calls me and starts off nice, until I say that it's my responsibility to fix everything and he won't let me in. I go on to say in a normal tenant landlord relationship.... She blew up... My son is normal bla, bla, bla.. Whack job # 2.... Wow... She's gonna call the gas & electric company and get me busted because the bills are way too high... It's the coldest month of the year ! LOL! Good luck with that. They already inspected the place a while back and gave it the green light.
I went right to the post office on Friday, and sent the registered letter of eviction.. Sunday, my cousin served him personally with me as back-up, (he did not see me)... The dumb bastard actually answered the door... Perfect...30 days notice of eviction . April 30th and out..
Now lets see how much he can wreck in that time...:seasix:

I have a couple friends who play this game and all I hear about is all the BS they endure. The houses are not in the best part of town however. I imagine that plays a big part in it.

He'll show up in Court...they always do. Then you have a clusterfeck of allegations until the Judge loses his/her patience. He'll get 30-60 days to hire a lawyer; when he doesn't you'll have to go back to Court to get him out. All this time is rent-free, of course.

If I give the judge a notarized statement from the process server that he served the notice, or I have the registered mail receipt, the judge will laugh him out of court, sign the Sheriff order and it's all over.

I had pretty bad experiences renting, from the renter's point of view, and had a rather low opinion of landlords, plus I saw how badly rentals were treated while in college.
He used to beg me to come help him fix something or other since I was far more handy than he was. Or he'd ask to borrow tools, etc. I stood firm and wouldn't budge. Then one day he asked me to just come look at one of his units, just to give some advice.
The renters had apparently ran a meth lab in the place. It was trashed with a capital T. I took one look and said "I know exactly how to fix this problem." He said "Really?" Yeah, light a match.
He got out of that about 10 years ago and said it was like the weight of the world was lifted off his shoulders! :lol:

I was going to, but it was just a hit & run... In & out, see ya. That's all that is required.
I put all of my properties up for sale at the height of the real estate boom. All sold but this one.... I'll be selling it this summer.....At my age, I really don't need this shit anymore, but from 23-38 it was great.... I paid 'em all off in 10 years, and the profit and tax benefits were great....
Ya, there were times that sucked, but sitting at a desk every day sucks too.

My old man used to rent a couple of properties, and would always call me if he was having trouble with them....thanks a feck of a lot! One house was vacated so I went inside and found out it was used as a bikers club house! Doors broken out of frames, broken windows, holes in walls, old wall to wall mattresses??, and downstairs was wall to wall dog shit, and a few bike parts left behind. I walked through the house carrying a big pipe I found fully expecting a dead body from the smell, or someone lurking in there. We had to sell the house at a great loss to a home renovator.
I made him put an inspection clause in every lease after that, that said we had the right to inspect the premises once every month. That worked, but we still had to evict one asshole for non payment. :slap:

Written in my leases, I only have to give a 24 hour notice to enter my property.

I live in FL, and I can tell you everyone here is tired of hearing how you do things there in NY, and the surrounding states. It has nothing to do with where he lives, so keep piping on about it.

I was thinking along similar lines. Though it would be galling, how about agreeing to pay the renter if he leaves quietly, without ****ing up your place, maybe offer him his full security deposit back if he just leaves without tearing up the place?
Make the offer to mom, because that's no doubt where he will be landing after you boot him out. Maybe mom can convince her crazy ass son to just get out without destroying your property any more.

Simplest way to remove them is to send them a notice stating you need to make repairs to the house, and need full access to the house. they have to move, your problem is solved and they have nothing on you because they or what they are doing is not why they had to move.

The fk'r made me sweat it out all the way from Sunday, but the call finally came.
Long story short, he wants to stay and make amends. I just told him that it's better if we just parted ways amicably. I had my process server give you 30 days notice because you had said that the apartment sucks, and that we didn't seem to get along, so I just feel that it would be better for both of us to move on. I was a nice guy and gave you a month and 3 weeks to find a place, when I could have done it on the 31st... He then said that if I change my mind to call him, like he ever answers his phone, and he'd be good....:rofl: I'm thinking FKU!, but said that will not happen. He said he will be out by May1....
Perfect. One lost month rent..Big deal.
It's funny how they go to their lawyers with a 30 day eviction notice in hand, and the lawyer tells them there's nothing they can do...I bet that's what took so long for him to call and beg.
